HomeMy WebLinkAbout20153557.tiff SOIL SUITABILITY STATEMENT WELD 34 , LLC The subject property is situated in the Northwest Quarter of Section 18 , Township 5 North , Range 67 West of the 6' Principle Meridian , County of Weld , State of Colorado , or more particularly located at the southeast corner of the intersection of US Highway 34 and Weld County Road 13 . The soil suitability information was obtained from the Web Soil Survey website http ://websoilsurvey . nres . usda . qov/app/WebSoilSurvey . aspx Eighty percent of the site consists of Wiley- Colby complex , 18% of the site consists of Nunn clay loam , and 2% consists of Aquolls and Aquepts . Ninety- eight percent of the site has a "somewhat limited " rating for small commercial buildings and shallow excavations . The remaining 2% of the site is "very limited " , which is in the area of the existing farm house and out- buildings . According to the Web Soil Survey website , small commercial buildings are structures that are less than three stories high and do not have basements . The foundation is assumed to consist of spread footings of reinforced concrete built on undisturbed soil at a depth of 2 feet or a the depth of maximum frost penetration , whichever is deeper . The ratings are based on the soil properties that affect the capacity of the soil to support a load without movement and on the properties that affect excavation and construction costs . Shallow excavations are trenches or holes dug to a maximum depth of 5 or 6 feet for utility lines , open ditches or other purposes . The ratings are based on the soil properties that influence the ease of digging and the resistance to sloughing . Local Roads and Streets have an all -weather surface and carry automobile and light truck traffic all year . They have a subgrade of cut or fill material , a base of gravel , crushed rock , or soil material stabilized by lime or cement , and a surface of flexible material ( asphalt ) , rigid material ( concrete ) , or gravel with a binder . The ratings are based on the soil properties that affect the ease of excavation and grading and the traffic- supporting capacity . Local roads and streets in this project location have a "very limited " rating . Unpaved Local Roads and Streets have a "very limited " rating . These roads and streets carry traffic year round , but have a graded surface of local soil material or aggregate , such as underlying local soil material , either in cut or fill , which is called "the sub- grade" , and the surface , which may be the same as the subgrade , or may have aggregate such as crushed limestone added . These roads and streets are graded to shed water , and conventional drainage measures are provided . These roads and streets are built mainly from the soil at the site . The soil suitability is " somewhat limited " on 80% of the property ( in the Wiley- Colby complex soils ) , and "very limited " on the remaining 20% for septic tank absorption fields . Surface Water Management , System has a " not limited rating for the Wiley- Colby complex , and " somewhat limited rating for the remaining soils . The ratings are based on the soil properties g p p that affect the capacity of the soil to convey surface water across the landscape . Factors affecting the system installation and performance are considered . Conveyances include graded ditches and grassed waterways . Soils are assigned to one of four groups according to the rate of water infiltration when the soils are not protected by vegetation, are thoroughly wet, and receive precipitation from long-duration storms. The soils in the United States are assigned to four groups (A, B, C, and D) and three dual classes (A/D, B/D, and C/D). The groups are defined as follows: Group A. Soils having a high infiltration rate (low runoff potential)when thoroughly wet. These consist mainly of deep, well drained to excessively drained sands or gravelly sands. These soils have a high rate of water transmission. Group B. Soils having a moderate infiltration rate when thoroughly wet. These consist chiefly of moderately deep or deep, moderately well drained or well drained soils that have moderately fine texture to moderately coarse texture. These soils have a moderate rate of water transmission. Group C. Soils having a slow infiltration rate when thoroughly wet. These consist chiefly of soils having a layer that impedes the downward movement of water or soils of moderately fine texture or fine texture.These soils have a slow rate of water transmission. Group D. Soils having a very slow infiltration rate (high runoff potential)when thoroughly wet. These consist chiefly of clays that have a high shrink-swell potential, soils that have a high water table, soils that have a claypan or clay layer at or near the surface, and soils that are shallow over nearly impervious material. These soils have a very slow rate of water transmission. If a soil is assigned to a dual hydrologic group (A/D, B/D, or C/D), the first letter is for drained areas and the second is for undrained areas.
