The Assessor's determination of value after review is based on the following: AL01 - Your property has been uniformly valued following Colorado law. Your protest of value has been denied due to comparison of other similar properties which sold during the 2013/2014 time period. The house has been cleaned and made livable but nothing was improved. The rest of the outbuildings have been cleared of mud and debris inside but none have been completely cleaned and repaired, and all are worse for the wear and tear of the water and mud. Mud continues to be an issue all over the yard and in the corrals, and those areas will require more work and rehabilitation as well. I think the valuation should be closer to what it was pre-flood--144,000- or possibly even less due to the damage caused by the flood in September 2013, just months before this valuation date.. Irene Bond 26421 CR 388 Kersey CO 80644 970 353 1941 ,+ y July 9, 2015 Account Number R4091086 The assessor denied my appeal to lower my tax evaluation, based on the fact that my property was compared to 'similar'properties that sold during the 2013/2014 time. Was any of that property that sold completely flooded during the 2013 flood? I seriously doubt it. Nobody buys property that has just been flooded. And if it had been flooded, as mine was, no one is going to pay the pre flood asking price. I am asking for a reduction in the valuation of my property due to the fact that it was flooded and the reasons I stated in my appeal to the assessor. Irene Bond 26421 CR 388 Kersey CO 80644 Hello
