"Price" shall main the net amount received by Lessee after giving effect to applicable regulatory orders and after application of any applicable pna adjustments specified in such contract or regulatory orders. No present or future division of Lessor's ownership as to different portions or parcels of said land shall operate to enlarge the obligations or diminish ..he rights of Lessee. and all Lessee's opermtions may be conducted without regard io any such division. Also, in the event Lessee discovers any lease or interest previously committed to a pooled unit incurs a title failure or another lease is purchased to cover such failed interest. Lessee shall have the right to reform any pooled unit to include such lease or leases The fanning or reforming of any unit shall be accomplished by Lessee executing and fihr.g of record a declaration of such pooling, unitization or reformation, which declaration shall describe the unit Any unit may include land upon which a well has theretofore been completed or :iron which operations for drilling have the'etofare been commenced.
