I was recently notified that my appeal was denied based on: AL01 — Your property has been uniformly valued following Colorado law. Your protest of value has been denied due to comparison of other similar properties which sold during the 2013/2014 time period. Considering the reason for the denial is based on "uniformly valued" — and the definition of uniformly is not changing in form or character; remaining the same in all cases and at all times - I highly suspect that my appeal was not even read or considered, merely just denied. My property is located in the Stoneridge sub-division in Firestone. There are 8 homes in Stoneridge that are the same exact model as our home. I have enclosed a copy of the NOV for each of the below listed properties, along with Weld County property report. 5083 Rimrock Ave - $368,035 5038 Rangeview Ave - $366,138 (this has a walk-out basement) 9654 Remington Ave - $347,583 9673 Remington Ave - $347,312 9696 Remington Ave - $347,312 9899 Bluegrass St- $345,924 9940 Bluegrass St- $345,924 9981 Bluegrass St- $345,230 While I would appreciate an increased value in my property if I was trying to sell it, this issue is purely related to the property taxes for my property, not the resale value. All things being equal, or as stated in the denial "uniform", there is absolutely no justification for my property being valued higher than the 7 other properties in my subdivision that are exactly the same as mine, therefore increasing my property taxes. The appeal procedure states that a hearing date will be set. I will absolutely attend a hearing to present this information to the County Board of Equalization, but I would rather not have to take that extra step, as my appeal seems pretty valid based on all of the information I have provided. While the property at 5038 Rangeview is the same model as all of the addresses listed above, it is the only property with a walk-out basement, which would add value. Unfortunately, the 2011 property valuation had the same result at above, valuing our property higher than the other properties with the same model. An appeal was filed and the valuation was adjusted. There is no justification for the continued escalated valuation of our property in relation to the other properties of the same model.
