rights to use of thirty-seven (37) out of forty (40)
acre foot water allotment from Northern Colorado Water
Conservancy District and obligation thereunder by agree-

the said property is conveyed to pass, not in tenancy in
common, but in joint tenancy, to the said grantees, the
survivor of them, and the heirs and assigns of such
survivor forever;
with all its appurtenances, end warrant the title to the same, subject to the rights of way of
record and for existing ditches, public roads, reservations and
leases of record for oil, gas and minerals, taxes and assessments
for the year 1960, and crop share lease for the year 1960 to
Donald Jacoby, the lessor's benefits under which leases are
conveyed to the second parties hereto.
