Site Specific Development Plan and Use By Special Review Questionnaire

1. Explain in detail the proposed use of the property
a. The property currently has a 3O+ year old modular home and is getting old. The new
home will be constructed just to the north of the modular and use the same water,
power and septic as the current modular. This home will be used while the second home
is being built on the south side of the property. The modular will be demolished once
the first home has its Certificate of Occupancy.
2. Explain how this proposal is consistent with the intent of the weld county Code, Chapter 22 of
the comprehensive plan. 22.2.20 F #3. Policy 6.3. Encourage multi-generational,
caretaker, guest and accessory quarters.
3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23
(Zoning) and the zone district in which it is located . 23 .3 . 30 Q. SECOND SINGLE-FAMILY
DWELLING, subject to the additional requirements of Article IV, Division 8 of this Chapter.
4. What type of uses surround the site (explain how the proposed use is consistent and
compatible with surrounding land uses).
a. Ranch Eggs is a Agricultural area with many homes and trailers. This will bring up the
value and keep with the style of homes in the subdivision
5. Describe, in detail, the following:
a. Number of people who will use this site 2 Families
b. Number of employees proposed to be employed at this site 0
c. Hours of operation 0
d. Type and number of structures to be erected (built) on this site 1 additional home for a total of 2
homes on the property
e. Type and number of animals, if any, to be on this site Possible Horses but within the allowed
numbers
f. Kind of vehicles (type, size, weight) that will access this site and how often Personal trailers and
trucks
g. Who will provide fire protection to the site Mountain View Fire Department
h. Water source on the property (both domestic and irrigation) Left Hand Water

6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as
a landscape plan map as part of the application submittal. Shrubs, Multiple Trees, Natural Grass,
Dirt Berms
7. Explain any proposed reclamation procedures when termination of the Use by Special Review
activity occurs.
8. Explain how the storm water drainage will be handled on the site. Natural flow to the south,
Drainage ditch to the north
9. Explain how long it will take to construct this site and when construction and landscaping is
scheduled to begin. First Home within 5 years with landscaping, Demolish Modular, start
construction of 2"d home within 6 years
10. Explain where storage and/or stockpile of wastes will occur on this site. Dirt will be contained on
site to create Berms and for fill dirt. All major trash not being recycled will be taken to Erie Land Fill
11. Please list all proposed on-site and off-site improvements associated with the use (example:
landscaping, fencing, drainage, turn lanes, etc.) and a timeline of when you will have each one of the
improvements completed . Natural berms and shrubs within one year to get established.
Foundation within 2 years, framing and finishes within 3 years, finalize construction / tear down
Modular within 5 years.
