So I spoke with the lady at Anadarko and she indicated that they were looking for unleased parcels and came across this one . She and I agree that due to the quit claim deed issued we got the mineral rights, so it is our parcel . They can't find anything before or after that 1899 QC deed that would indicate to the contrary. While it appears that the intent was for it to be used as a road, the deed itself doesn 't limit it to that and does convey " all interest." So, they are not leasing it right now, and it is not next to any units, but she said they may lease it in the future . At any rate, I think we need to do whatever we need to update our system to reflect this, and to put it on our GIS system . At the end of the day, it is a piece of property we may be able to get some revenue out of at some point. Jacquie can you work with the ROW to check on the deed and make sure that is the same piece of property. I think we probably want to put this in our system to make sure that it is recorded as our property, and put it on the GIS, but wanted to see if any of you disagreed with that. Frank N . It appears to me that since it conveyed all interest, it would have included the mineral rights. Although if they can show those were severed prior to 1899 that might change things. We ran title on the W2 of Section 36 T1N R67W (see screen shots below) . There is a tract of land that popped up in the SE4W4 36 which states the surface and minerals are Weld county's. See the document above . I think the intent of the document ( 1899 vintage) was surface only. However, the language lends us to think both surface and minerals. It appears there is no record of Weld county "owning" the minerals under this strip. I could not find a thing on your website . Also, to further complicate, the Railroad ROW tract is a tract that appears to overlap with the Weld tract. See the attached map. Due to this, it appears the intent was maybe only surface?? Could you please review? We need to know if Weld county claims this tract of land on the east side of the SE4SW4 of 36. Thanks very much .
