Parcel# 131325000023 is currently being served with water through tap#1192. The applicant is able to use the existing tap for a second dwelling with an additional monthly fee as long as both dwellings remain on the same parcel. If parcel# 131325000023 is split at a later date,resulting in the dwellings being on separate parcels,a new tap purchase will be required to serve the second dwelling. The comments do not address the adequacy of the water supply plan for this project or the ability of the water supply plan to satisfy any County regulations or requirements. In addition, the comments provided herein cannot be used to guarantee a viable water supply plan or infrastructure, the issuance of a well permit, or physical availability of water. The applicant is requesting a site specific development plan and use by special review permit for a second single-family dwelling. The proposed water supply for the site will be from the Central Weld County Water District ("District"). Cur office has no comments regarding the District's ability to serve the proposed second dwelling on the property. According to our records well permit no. 151993 is located on the property that is subject of this special review permit. Permit no. 151993 was late registered on August 9, 1988 for the historic uses that were in existence prior to May 8, 1972, being ordinary household purposes inside one single family dwelling, fire protection, the watering of domestic animals and poultry and the irrigation of not more than 40,000 square-feet of home garden and lawns. A replacement permit for well no. 151993 was issued on August 9, 1988 under permit no. 151993-A however the replacement permit is expired because the well was not constructed prior to the expiration date. It appears that this well has historically served one single family dwelling; the use of this well for a second residence would not be supported by this well permit. Snce this permit is not tied to a specific parcel, this well may continue to be used in accordance with the terms and conditions of well permit no. 151993.
