In 2014 the building has 1% physical depreciation which equates to a building value of $753,281. By adding in the value of the land at $221,614, this creates an estimated value of $974,895 or rounded to $975,000. Income Approach: Market rents were used to determine Income Value for 2014. The rate of $4.75 per sq. ft. NNN was used to determine PGI. A market vacancy rate of 7% was then applied to create an EGI of $88,350. From the EGI a 3% management and 5% reserve was deducted to create a NOI of $81,415. A 9% cap rate equates to a total estimated income value of $904,606 or $45.23 per square foot.
