Following annexation, the applicant will tie into the City of Greeley water and sewer lines at such time as the sites develop and the sewer lines are within 400 feet. The entire site lies within the Long -Range Expected Growth (LREGA), albeit on the eastern edge (WCR 47 is the current demarcation. The subject site is located within an area identified in the 2060 Comprehensive Plan (Land Use Guidance Map) as being within the Northeast Industrial Area. It is anticipated that the site will be developed with industrial uses. State annexation standards require a minimum one - sixth boundary contiguity (16.67%) for annexation. The UCIP-PDC annexation satisfies this requirement along its' shared boundary with the Greeley -Weld County Airport to the west and partially to the north, its shared boundary with and the Mountain Shadows Subdivision ti• • r • .� r-�•. nrer rnnn� (Rec. The Annexation is located directly north of WCR 62 and consists of 40 acres and will incorporate an nearly Purl:we d property intn the City. The property is proposed to be withdrawn from the Western Hills Fire Protection District and receive tire services troth the Greeley Fire Department. The annexation of this property into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is evidence that this site shares a common interest with the City's future. The requirements of State Statutes and City of Greeley Comprehensive Plan Policies for annexation appear to have been met by these requested annexations.
