The Weld County Department of Planning Services -Engineering has reviewed this proposal. Staff
comments made during this phase of the application process may not be all-inclusive, as other issues may
arise during the remaining application process.

URBANIZING VS NON -URBANIZING DRAINAGE AREA:
This area IS within a Non -Urbanizing Drainage Area:
Require detention of runoff from the 1 -hour, 100 -year, storm falling on the developed site and release of
the detained water at the historic runoff rate of the 1 -hour, 10 -year storm falling on the undeveloped site for
NON -URBANIZING areas.
Detention pond waived and a simple drainage narrative:
The applicant has submitted an acceptable drainage narrative stating that they meet exception 1.a.14 A
parcel greater than 5 gross acres in size is allowed a onetime exception for a new 2,000 sq. ft. building or
equivalent imperviousness.
Geologic Hazard Area:
This area IS NOT in a Geologic Hazard Area.
Floodplain:
This area IS NOT in a FEMA regulatory floodplain.
CONDITIONS OF APPROVAL:
A. The plan shall be amended to delineate the following:
1. The applicant shall show the drainage flow arrows. (Department of Planning Services -Engineer)
2. Show and label the parking and traffic circulation flow arrows showing how the traffic moves around
the property. (Department of Planning Services -Engineer)

Re: USR16-0019 Keller
Environmental Health Services has reviewed this proposal for a Site Specific
Development Plan and Use by Special Review Permit for one (1) Single -Family
Dwelling Unit per Lot other than those permitted under Section 23-3-20.A (second
single family dwelling unit) in the A (Agricultural) Zone District.
Water for both residences will be provided by North Weld County Water District.
The existing home has a permitted septic system (G19770075) which is sized for 4
bedrooms. A new septic system will be installed for the new residence.
We have no objections to the proposal; however, we do recommend that the following
conditions be part of any approval:
Prior to the issuance of the Certificate of Occupancy:
A. An onsite wastewater treatment system is required for the proposed
residence and shall be installed according to the Weld County Onsite
Wastewater Treatment System Regulations.
We recommend that the following requirements be incorporated into the permit as
development standards:
1. Waste materials shall be handled, stored, and disposed in a manner that controls
fugitive dust, fugitive particulate emissions, blowing debris, and other potential
nuisance conditions. The facility shall operate in accordance with Chapter 14,
Article 1 of the Weld County Code.
2. Fugitive dust should attempt to be confined on the property. Uses on the
property should comply with the Colorado Air Quality Commission's air quality
regulations.

3. A permanent, adequate water supply shall be provided for drinking and sanitary
purposes.
4. Any septic system located on the property must comply with all provisions of the
Weld County Code, pertaining to Onsite Waste Water Treatment Systems.
5. The operation shall comply with all applicable rules and regulations of State and
Federal agencies and the Weld County Code.

Project description: A SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW PERMIT
FOR ONE (1) SINGLE- FAMILY DWELLING UNIT PER LOT OTHER THAN THOSE PERMITTED UNDER
SECTION 23-3-20 A (SECOND SINGLE FAMILY DWELLING UNIT) IN THE A (AGRICULTURAL) ZONE
DISTRICT.
This project is east of and adjacent to CR 13 and is south of CR 88. Parcel number 055531200052.
Access is from CR 13.
Access:
This project accesses onto the County of Larimer. Please contact the County for access requirements.
Roads:
County Road 13 owned and maintained by the County of Larimer. The Municipality has jurisdiction over all
accesses within their jurisdiction. Please contact municipality to verify the access permit or for any additional
requirement that may be needed to obtain or upgrade the permit.
CONDITIONS OF APPROVAL:
A. The plan shall be amended to delineate the following:
1. Show the approved County of Larimer access(es) on the site plan and label with the approved
access permit number if applicable. (Department of Public Works)
