RE: ACTION OF BOARD CONCERNING USE BY SPECIAL REVIEW PERMIT,
USR16-0029, FOR ANY USE PERMITTED AS A USE BY RIGHT, ACCESSORY USE,
OR USE BY SPECIAL REVIEW IN THE COMMERCIAL OR INDUSTRIAL ZONE
DISTRICTS, (EVENT CENTER FOR UP TO 200 PEOPLE, ALONG WITH AN
OPERATING OFFICE AND SHOP FOR TACK SALES) PROVIDED THAT THE
PROPERTY IS NOT A LOT IN AN APPROVED OR RECORDED SUBDIVISION PLAT
OR PART OF A MAP OR PLAN FILED PRIOR TO ADOPTION OF ANY REGULATIONS
CONTROLLING SUBDIVISIONS IN THE A (AGRICULTURAL) ZONE DISTRICT -
REYNALDO BONILLA
WHEREAS, the Board of County Commissioners of Weld County, Colorado. pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners held a public hearing on the 19th day of
October, 2016, at the hour of 10:00 a.m., in the Chambers of the Board for the purpose of hearing
the application of Reynaldo Bonilla, 21505 CR 22, Hudson. CO 80642, for a Site Specific
Development Plan and Use by Special Review Permit, USR16-0029, for any Use permitted as a
Use by Right, Accessory Use, or Use by Special Review in the Commercial or Industrial Zone
Districts. (event center for up to 200 people. along with an operating office and shop for tack
sales) provided that the property is not a lot in an approved or recorded subdivision plat or part of
a map or plan filed prior to adoption of any regulations controlling subdivisions in the
A (Agricultural) Zone District on the following described real estate. to -wit:
Lot A of Recorded Exemption, RE -4329; being part
of the NE1/4 of Section 10, Township 2 North,
Range 65 West of the 6th P.M., Weld County,
Colorado
WHEREAS, the Board heard all of the testimony and statements of those present and
reviewed the request of the applicant and, having been fully informed. finds that this request be
approved and the matter should be continued to December 21. 2016. at 10:00 a.m., to allow
Reynaldo Bonilla adequate time to apply for and receive a well permit, as well as have the matter
heard by the Planning Commission on November 15, 2016.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the abovementioned matter be, and hereby is, continued to
December 21, 2016, at 10:00 a.m.

SUBJECT: Continuance of USR16-0029
Request:
The applicant, Reynaldo Bonilla is requesting that Site Specific Development Plan and
Use by Special Review Permit USR16-0029 for (an event center for up to 200 people,
along with an office and shop for tack sales) be continued until the December 7, 2016
County Commissioners Hearing.
Reason for Continuance: The applicants are still in process of obtaining adequate water
for the proposed use. They have modified their application — and are applying for a
separate well permit for the property that the event center is proposed to be located
instead of proposing to share the existing well on the adjacent property. The
continuance will allow the applicant to apply for and receive a well permit (if granted by
the Division of Water Resources) for the use.
USR16-0029 was continued until the November 15, 2016 Planning Commission hearing
date on 10/4/2016.
