RE: ACTION OF BOARD CONCERNING USE BY SPECIAL REVIEW PERMIT,
USR15-0062, FOR MINERAL RESOURCE DEVELOPMENT FACILITIES, OIL AND
GAS STORAGE FACILITY WITH TRANSLOADING; AND ANY USE PERMITTED AS A
USE BY RIGHT, ACCESSORY USE, OR USE BY SPECIAL REVIEW IN THE
COMMERCIAL OR INDUSTRIAL ZONE DISTRICTS (A CONSTRUCTION LAYDOWN
YARD), PROVIDED THAT THE PROPERTY IS NOT A LOT IN AN APPROVED OR
RECORDED SUBDIVISION PLAT OR PART OF A MAP OR PLAN FILED PRIOR TO
ADOPTION OF ANY REGULATIONS CONTROLLING SUBDIVISIONS; AND A
35-FOOT IN HEIGHT COMMUNICATION TOWER IN THE A (AGRICULTURAL) ZONE
DISTRICT-70 RANCH, LLC, C/O BLUE GRAMA LAND CORPORATION
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners held a public hearing on the 20th day of
January, 2016, at the hour of 10:00 a.m., in the Chambers of the Board for the purpose of hearing
the application of 70 Ranch, LLC, 8301 E. Prentice Avenue, Suite 100, Greenwood Village, CO
80111, do Blue Grama Land Corporation, 501 South Coltrane, Suite A, Edmond, OK 73034, for
a Site Specific Development Plan and Use by Special Review Permit, USR15-0062, for Mineral
Resource Development Facilities, Oil and Gas Storage Facility with transloading; and any Use
permitted as a Use by Right, Accessory Use, or Use by Special Review in the Commercial or
Industrial Zone Districts (a construction laydown yard), provided that the property is not a lot in an
approved or recorded subdivision plat or part of a map or plan filed prior to adoption of any
regulations controlling subdivisions; and a 35-foot in height Communication Tower in the
A (Agricultural) Zone District on the following described real estate, to-wit:
Subdivision Exemption, SUBX15-0028; being part of
the S1/2 of Section 24, Township 5 North, Range 63
West of the 6th P.M., Weld County, Colorado
WHEREAS, the Board heard all of the testimony and statements of those present and
reviewed the request of the applicant and, having been fully informed, finds that this request be
approved and the matter should be continued to Monday, February 29, 2016, at 10:00 a.m., to
allow 70 Ranch, LLC, c/o Blue Grama Land Corporation, adequate time to discuss the Board
recommended alternative access.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the abovementioned matter be, and hereby is, continued to February 29,
2016, at 10:00 a.m.
