Commissioners of Weld County, Colorado , at a public meeting

RE : Recorded Exemption 234
Dear Commissioners :
The attached application, plat, and related materials are in
reference to a request by Mike Sekich, Jr. for a recorded
exemption. The parcel of land is described as part of the E*
of Section 14, T3N, R63W of the 6th P.M. , Weld County, Colorado.
Said property is located one and one-half miles east and one-
quarter mile south of Mead. The subject property contains 194. 393
acres of predominantly class II , III , and IV irrigated soils.
The request is to split the property into parcels of 5. 00 acres
and 189. 393 acres. The 5. 00 acre parcel would include the exist-
ing farm improvements. There would not be an existing set of
improvements on the 189 acre parcel .
Mr. Sekich stated intent is to retire and retain the 5.00 acre
parcel with the improvements. Additionally, Mr. Sekich intends
to transfer the property to Paul and Kathy Neubauer, who desire
to utilize the 189. 393 parcel for agricultural purposes only.
Mr. Neubauer currently resides on County Road 52, north of Johns-
town and currently has no need for an additional residence on the
189 acre parcel .
Based upon the information submitted and the adopted policies in
the County, the Planning Commission staff recommends that the
request be approved for the following reasons :

1 . The Town of Mead Planning Commission has indicated the town
has no objections to the request .
2. The proposed split conforms with the intent clause of the
recorded exemption procedure (Section 9-2 of the Weld
County Subdivision Regulations) , the intent clause of the
agricultural district (Section 3. 3A of the Weld County
Zoning Resolution) , and the Weld County Comprehensive Plan.
insofar as the proposal would continue to promote agricul-
tural use as the predominant land use on the subject piece
of property.
3. The request complies with the requirements of the recorded
exemption procedure (Section 9-4A of the Weld County Sub-
division Regulations) .

6th P. M., and approximately 11 acres in Section 11,
Township 3 North, Range 68 West of the 6th P. M. (res-
ervoir). It is the desire of my wife and I to retire
from the hardships of farming and retain our home, id-
entified on the accompanying drawing as Parcel B. We
have no intentions of residing elsewhere. At the present
time we are under contract to sell to a party who has no
intention of building a residence on Parcel A. The pro-
spective buyer will assure responsibility of Parcel A
January 1, 1977 or before.

and maintain this centrally located place as my base of op-
