To All Weld County Commissioners:
My name is Maria O'Brien. I live in Weld County, 13580 Elmore Road, Longmont in a Residential Zone District and my
husband, Michael and I have lived here since June 1992. In late 2024 a business(Meyer Skidmore Flooring) moved in
directly across the road from us at 13776 Elmore Road and they are very obviously a Class II business which is against
our zoning restrictions here. Now,just three weeks ago an additional trucking and transportation company has moved
in on our road at 13801 Elmore Road with a semi-truck (well over the 16,000 pound limit) and large trailers parked on
the property. Again, another Class II business. When that property went up for sale, I kindly spoke to the listing agent
(Marie Warren, Coldwell Banker Realty)to confirm that she was aware of our zoning here. As soon as she knew where I
lived, she became very agitated and rude and said some things that led me to contact her district office. My point is, she
obviously did not care enough to do her homework, or she did know and just wanted the sale. These businesses should
also be doing their homework.
My concerns are:
• Our diminished property value. Especially since the flooring company is directly across the road from my home.
• Heavy equipment causes road damage. Our neighborhood already paid for our roads and should not have to
pay again due to negligence on the part of these business, Weld County and our commissioners.
• Our peace and quiet and quality of life that we have had since 1992 is being taken from us. We thought Class 1
zoning ensured us of maintaining our quality of life here.
• Hazardous waste (old flooring, carpet,foam, glues) is being dumped in a commercial dumpster across the road
from us and the dust and debris is blowing through the air. I also pick up remnants periodically that have been
taken by the wind and blown onto my property. In relation to that, contaminated storm water is also a factor.
• Can something be done about listing agents that sell properties to businesses that should not be here?
I hope my concerns are considered by our Weld County commissioners and that something is done for our
neighborhood. My neighbors and I should be able to count on them to do what our zoning laws state.
