I am writing this letter to support the efforts of Jim Hillhouse relating to the proposed modification of
Lot 5 within the existing Gander Valley, P.U.D. adjacent to my property. Mr. Hillhouse recently reviewed
a concept plan with me which included a layout for ten rural estatelots along with details for several
site improvements.
I support this plan for the following reasons:
1. The concept plan provides for lot sizes which are identical to those which currently exist within
the Moriah, P.U.D. and Shiloh Estate, P.U.D. developments.
2. The layout as presented is compatible with the scale and quality of existing development in the
area.
3. The layout as presented provides for the protection of existing water rights and irrigation
delivery systems in the area.
4. The ten lot alternative will eliminate the potential for the development of oil infrastructure at
this location.
5. The ten lot alternative will preclude the development of smaller lots as well as eliminate larger
lots which would promote larger out buildings, storage areas and commercial usages.
The existing neighborhoods created as part of the Shiloh Estates, P.U.D., The Moriah, P.U.D., and Lots 1-
4 within the Gander Valley, P.U.D. provide an exceptional living experience reflecting the best of rural
development in Weld County. It is my belief that Mr. Hillhouse has created an alternative with the
creativity and compatibility needed to maintain our quality of living and property values.
