Use by special questionnaire planning questions
1. The property will be used by an electrical company for storage of their electrical parts and an
office for owner of the company. Contractor wants to use the building as a warehouse and to be
able to pick up tools and parts for that days work and leave to job sites. The boss may return at the
end of the day to return unused parts and took.
2. Section 22 -2-100A C Goal 1 states "Promote the location of commercial uses within rnunicipalitUes,
County Urban growth boundary areas, Intergovernmental agreement urban growth areas, growth
management areas as defined in municipal comprehensive plans, the reginal urbanization areas,
Urban development nodes or where adequate services currently available or reasonably obtainable"
The property is located outside of the municipal corporate limits for the city of Greeley.
Section 22 --2-20 G2 A Policy 7.2 states "Conversion of agricultural/ and to nonurban
residential commercial and industrial uses should be accommodated when the subjects site is
in the area that can support such development and should attempt to be compatible with the
region.
Road 41 has many small acreages that have home and business already established. 1 across
the street is a large metal building for commercial storage of onions. 2. Walmart has a large
storage facility for bird feed just west of our house on 0 st. The state has its conservation
office, a vet supply store, and oil company storage yard and 2 large metal produces are within
a mile of the house. So our small building would be compatible with the region.
Section 23 -3-4.sS provides for any use permitted as a Use by right, an accessory use, or a Use
by Special Review in the commercial and industrial zone districts, provided that the property
is not a lot in an approved or recorded subdivision plat or lots parts of a man or plan filed prior
to adoption of any regulation controlling subdivision in the A (Agricultural ) zone district.
3. Land use around the site is agricultural and residential with other small business and small farms in
the neighborhood
4. The home owner will continue to have their home, farm and animals. (Cows, goats and chickens) It
is consistent with the neighborhood of agricultural, residential and other small businesses that are
all along CR 41 and 0 street
5. The electric company will be open Monday though Friday, 7;30 to 5Pm all work is off premises.

S. The will be 6 employees, and the home owner will also use this site for storage of agricultural farm
equipment.
9. This is not a dairy. At this moment we have 16 Bora meat goats and 40 chickens. There is about 4
acres of farm land for the animals.
10. The shop is 42 x 52 and has a cement floor. The surface from the road to the shop and the house is
concrete. There is 1000 ft. In front of the shop is a large concrete apron that is 40 x 40. North of
the shop is 20 x 20 that is concrete. Around the back of the shop to the west is commercial grade

ravel.
11. The electrical company will need a possible 6 parking spots if all employees are present first thing
in the morning. The company reports that usually only 2 people come to their office a day.
12. There is grass between the shop and the road. On the farm and residential part of this property
there is a 4 ft high 4 in square metal fence with an electric wire on top of it.
13. Only 2 parking spots would be used at most during the day by the electric company and there is a 40
x 40 concrete pad on the south of the building and 42 feet of cement parking along the west wide of
the building is available, plus 40 feet on the north. On the west of the building is a gravel parking
area that is between the pasture and the building that is 62 x 40 wide. The electric company will
park several open trailers in the gravel parking area to the west off and o n .

15. The owner will provide fire extinguishers and Eaton Fire Department would be called in case of fire.
There is a water hose outlet inside the building that has a hose attachment also available.
16. No improvements necessary, No turn lane will be needed. There will be no outside storage so no
fence will be needed. There are already many trees and grass planted that are growing well. The
natural slope of the land drains into the Eaton drainage ditch, and no further drainage could be
needed.
Special review questionnaire Engineering questions
1. The owner of the electrical company may make several trips a day to the shop. Employees
drive their company trucks from home to the job sitei One or two of these, company trucks may
come to the shop for equipment and parts daily. There are six employees with a truck each.
There are three trailers that will be parked there off and on, that go from job site to job site.

4. Employees come to work at 7:30 and will go home at 3:30PM All live in Greeley using CR 41.

eventually make into the ditch

Special review questionnaire Building questions
1. The radiant heated, pole barn shop, that is 40 x 60 will be used for storage
of electrical parts and equipment. The shop has 2 x 6 thermax sheetrock
walls and 21 inches of insulation in the sheetrock ceiling. The two 10 foot
double wide garage doors and the two metal man doors will provide
circulation of air. One man door is on the north and one is on the south.
There are three 2 x 4 windows on the west. A restroom with large
washout sink and stool is located in the north east corner of the building.
Water is from north weld water and the septic is shared with the house.
The septic was cleaned 2 years ago and was % full after 12 years of use.
2. The electric company will store equipment and parts for their jobs in and
around Greeley. The office will be used as an office for file storage,
computer and office management by the owner of the company.. The rest
of the building will be used for storage of farm equipment by the Revards,

Drainage questions
1. which exception is being applied
Development of site where the change of use does not increase
the imperviousness of the site. Drainage code Section 23-12-30
number 8.
2. The Eaton ditch is next to our property on the west. No water
flows on our property.
3. There is no water flowing on our property. When it flows
excessively heavy, which has happened twice in the past 15 years it
enters from the north west corner, overflows a few feet onto our
property, flows along the property line south and leaves at the south
west corner.
4. The direction of the flow of the Eaton ditch is south on our neighbors
property.
5. There have not been any drainage problems with this property for
the past 15 year, of which we have owned it.

RMG Rocky Mountain Group has completed the evaluation of the existing Onsite Wastewater
Treatment System (OWTS) for use of the detached shop as a rental storage space for a
Contractor.
The final installed records from Weld County Department of Public Health and Environment for
SP -9900093 show the septic tank to be 1500 gallons and the absorption trench field to be 732
square feet. See attached report.
RMG evaluated the house as a four bedroom house and the shop to have as many as 6 day
workers. In reality the workers will be grabbing tools and supplies and heading out to the field.
The daily flow was determined to be 615 gallons per day using the current code, The on -site soil
Long Term Absorption. Rate (LTAR) of 0.80 was used for the sand consisting of a percolation
rate of 12.2 minutes per inch as shown on the Weld County records. This would require a septic
tank with a 1250 gallon capacity and 538 'square feet of Infiltrators placed in a gravity trench
system. See attached calculations. �.
Please note both the size of the septic tank and the absorption field are over sized for the
proposed use. Therefore, this system is capable of handling the proposed use.
