Store fencing supplies and build gates and fencing for the agricultural fencing community. 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive Plan. Reference Weld County Code, Chapter 22, Sec, 222-2-20, #5.A -Policy 1.5 Support and entice an agriculturally related business and processing facilities. #G. A Goal 7. Paragraph 2. A Policy 7.2. Conversion of agricultural land to non urban residential, commercial and industrial uses should be accommodated when the subject site is in an area that can support such development, and should attempt to be compatible with the region. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the zone district in which is it located. Our proposal falls under paragraph S. Any use permitted as a Use by Right, an ACCCESSORY USE, or a use by Special Review in the Commercial or industrial zone districts, provided that the property is not a Lot in an approve or recorded subdivision plat or lots parts of a map or plan filed prior to adoption of any regulations controlling subdivisions. To the east is a trailer manufacturing and tree trimming business. It appears that the proposed use would not effect the surrounding land uses. 5. Describe in detail the following: a. This site wil be used primarily by 2 adults, owner and son-in-law plus temporary seasonal help as needed. b. Two employees and part-time help as needed. c. The hours of operation are 8 am to 5 pm, Monday through Friday. d. No structures will be erected on this site at this time. e. No animals will be on this site f. The type of vehicles that will access this site will primarily be 1 ton work trucks with an occasional larger delivery truck. A 1 -ton dually will be there in and out in the am and in and out at the end of the work day and as needed to pick up supplies. g. The LaSalle Fire Department will provide protection to this site h. The water source will be bottled water. i. A porto-let will be on the site at all times. j. Storage will consist of fencing and gate fabrication material. 6. HEALTH DEPARTMENT There are no waste materials There are no chemicals The area is gravel and dirt. Gravel will be added on a regular basis. The area is surrounded by vegetation on all 4 sides and should comply with the Colorado Air Quality Commission's air quality regulations. TRAFFIC REQUIREMENTS 1. Vehicle #1 -pick-up truck is expected to make 3 round trips per day. Vehicle #2 -pick-up truck is expected to make 2 round trips per day. 2. Site traffic will travel either east or west on CR 54 3. Travel distribution should range from 75% from the west and 25% from the East. 4. The highest traffic volume will occur early in the morning. F 1.a08 this property falls under the exception to storin water detentiout because the c- ange of use we are applying for does not increase :e imperviousness of the site. In regard to the drainage on and surrounding the property we have observed that fromthe south property line going east to CR 54 there is an irrigation ditch that would divert any drainage from entering our property. West of us is an access road goil T south from CR 54. East of that road is farmland and then the South Platte River. In the 9 months we have owned the property we have not observed any drainage issues such as large puddles of water. The 9 months includes both summer rains and winter snows.
