HomeMy WebLinkAbout760700.tiff RESOLUTION RE: APPROVAL OF PRELIMINARY PLAN - GEISERT INDUSTRIAL SUBDIVISION. WHEREAS , on September 20, 1976, the preliminary subdivision plan for Geisert Industrial Subdivision was submitted to the Board of County Commissioners for approval in accordance with the Subdivision Regulations of Weld County, and WHEREAS, the Board of County Commissioners heard all of the testimony and statements of those present, and WHEREAS, the Board of County Commissioners has studied the request and studied the recommendations of the Weld County Planning Commission, as submitted, and having been fully informed and satisfied that the submitted preliminary plan conforms in all respects with the requirements of the Weld County Subdivision Regulations, and that approval of said preliminary plan would be in the best interests of the County; NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners, Weld County, Colorado, that the preliminary subdivision plan for Geisert Industrial Subdivision be, and hereby is, approved, subject to the development standards shown on the preliminary plan. The above and foregoing Resolution was, on motion duly made and seconded, adopted by the following vote on this 22nd day of September , A. D. , 1976 . Although the Colorado Geological Survey has indicated that the min- eral deposit under the subject property is a deposit of commercial value , the Planning Commission does not feel that it is commercially feasible to extract the gravel resource for the following reasons : A. The existing land use (residential and commercial) in THE immediate area would not be compatible with gravel extraction on the subject property. B. Extraction would not be compatible with the existing zoning (Estate , Commercial and Industrial ) in the adjacent areas especially with regards to the extensive Estate District located immediately to the north. Ben Nix The Chairman declared the motion passed and ordered that a certified copy of this Resolution be forwarded with the file of this case to the Board ofCounty Commissioners for further proceedings . Geisert Preliminary Plat S-123 , Planning Commission Resolution August 5 , 1976 C. Development of a gravel pit operation on the subject property would not be in conformance with the permitted uses proposed for the area under the City of Greeley Comprehensive Plan. The subject property is proposed to be a light industrial dis- trict. Gravel extraction is permitted only in conservation dis- tricts . 2. The Weld County Utility Advisory Board has recommended approval of the utility plat on July 29, 1976. 3. The Weld County Health Department has indicated the subject area can support individual on-lot sewage disposal systems . 4 . The Western Hills Fire Department has indicated they have no objections to the proposal provided the fire protection provisions are followed as shown on the plans . 5. The Weld County Building Inspection Division indicated they have no objections provided there is adequate floodproofing design for the proposed development. 6. The City of Greeley Planning Commission has recommended approval of the zone change and preliminary plat.
