The subject was built in 1984, is 4,434 sf and is considered to be in average condition for its age and use. Cost Approach: Based on the age of the subject (built 1984) the Cost Approach was considered but not developed. Market Approach: The subject is valued at $226.61 p/sf for the 2014 assessment period. Fast food restaurant sales, during the data collection period of Jan. 1, 2011 —June 30, 2012, ranged from $205.04 - $474.04 p/sf. The $205.04 comparable was not a national chain thus creating a lower price per square foot. The average sale price was $323.19 and the median sale price was $290.49. Selecting a value of $300 p/sf yields a Market Approach value of $1,330,200. Income Approach: For 2011 and 2012, no lease information was provided. Market rent comparables found show the lease rates of fast food restaurants range between $22.00 p/sf and $61.27 p/sf. The market rent average was $35.67 p/sf and the mean was $33.76 p/sf. By using the market rent of $30.00, a 10% allowance for vacancy, and deducting 8% for management and reserve expenses, the resulting NOI is $110,140. Applying a capitalization rate of 9% produces a value on the subject property of $1,223,784. Summary: With strong emphasis on the Market Approach, the Assessor's value of $1,004,800 is strongly supported.
