Thank. Just one more question. Is the open space on the south side of the road going to extend all the way to County
Road 3? Or in other words will there be open space between Spanish Fox Court and the proposed adjusted property line
for 20369 County Road 3.

Hi Chris,
The original thinking was to provide the 70' landscape setback to meet the open space
requirement. Since we are now providing a 6.7 ac +/- common open space owned by the HOA, we
want to remove the 70' landscape setback.
All lot lines would extend to the open space tract like this:

The final plat will clarify the lot areas. At the hearing, we'll clarify that the lot areas will be adjusted
downward based on the area of the open space tract within each lot.

Thank you. I have one question. Does Mr. Bebo intend the lot line for the lot to the east of Lot 9 to go all the way to the
right-of-way for Spanish Fox Court — or do you intend to keep the 70 -foot setback off of the right-of-way as part of the
open space?
I will be adding a condition of approval regarding recording the amended recorded exemption and subdivision
exemption prior to recording the plat. I will also be recommending an amendment to the legal description on the
resolution to reflect the change to the PUD boundary.
I am on -call today. But I will try to give you a markup of these requested items tomorrow.

Attached as we discussed on Friday are pdf and jpg files of the Spanish Fox Estates Change of Zone
plat as an illustrative representation of how the applicant intends to provide a common open space
tract. Details will be worked out as the Change of Zone plat is readied for submittal to staff for review
prior to recordation.
