A public hearing was conducted on November 8, 2017, at 10:00 a.m., with the following present:

Also present:

The following business was transacted:
KA I hereby certify that pursuant to a notice dated September 15, 2017, and duly published
September 20, 2017, in the Greeley Tribune, a public hearing was conducted to consider the
request of Dusty and Karrie Thomas, for a Site Specific Development Plan and Use by Special
Review Permit, USR17-0036, for any Use permitted as a Use by Right, Accessory Use or Use by
Special Review in the Commercial or Industrial Zone Districts (steel fabrication) provided that the
property is not a lot in an approved or recorded subdivision plat or part of a map or plan filed prior
to adoption of any regulations controlling subdivisions in the A (Agricultural) Zone District.
Bob Choate, Assistant County Attorney, made this a matter of record.
TA Kim Ogle on behalf of Diana Aungst, Department of Planning Services, reported this
application was heard at Planning Commission on October 3, 2017, at which time it was continued
to November 7, 2017; therefore, staff is requesting the Board continue the matter to December 6,
2017, to allow staff time to review the findings from Planning Commission.
Deanne Frederickson, AGPROfessionals, represented the applicant and stated her applicant
agrees with the continuance.
No public testimony was offered concerning this matter.
Commissioner Kirkmeyer moved to continue the request of Dusty and Karrie Thomas, for a
Site Specific Development Plan and Use by Special Review Permit, USR17-0036, for any Use

to allow staff adequate time to review the findings from Planning Commission. The motion was
seconded by Commissioner Conway, and it carried unanimously. There being no further
discussion, the hearing was completed at 1:36 p.m.
This Certification was approved on the 13th day of November, 2017.
