WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, on the 27th day of August, 1979 , the Board of County Commissioners of Weld County, Colorado heard the application for approval of the Site Plan for KEJO, Lot 6, Block 1, Geisert Subdivision, and WHEREAS, the Weld County Planning Commission has recommended approval of said Site Plan for KEJO, Lot 6, Block 1 , Geisert Subdivision. NOW, THEREFORE, BE IT RESOLVED by the Board of County Com- missioners of Weld County, Colorado that the Site Plan for KEJO, Lot 6, Block 1, Geisert Subdivision be, and hereby is, approved. WELD COUNTY, COLORADO Dear Sirs; At the request of Mr. Gary Sears, Sears & Company Realtors, we have prepared this drainage study for the proposed shop building located on Lot 6, Block 1, of the - - Geisert Industrial P.U.D. ,Weld County, Colorado. The site lies within the river plain and therefore the soil material consists pri- marily of alluvial sand and gravel . The site is in the fringe of the 100-year flood plain and a high water elevation of 4636.0 feet has been established for this condition. The lowest floor of any building is to be constructed above this elevation. DESIGN CRITERIA: This plan is accordance with the P.U.D. requirements of the site and generally accepted design procedures for site drainage analysis. The pond volume was calcu- lated using City of Greeley requirements to retain all storm water from a 100-year Design Storm in excess of the historical runoff from a 5-Year Design Storm. Weld County, Colorado Page 2 DESIGN CRITERIA: (Continued) used in the calculations. The Modified Rational Method of Analysis was used to determine the flow quantities and hydrograph procedures used to determine the storage volumes required. The Modified Rational Method was used to determine the pond inflow, the allowable release rate and, consequently, the pond. volume. The calculation of the formula input items are shown on Sheet 1, and the design variables used in the Rational Formula Q CCaIA where Q represents the peak runoff rate, C represents the co- efficient of runoff, Ca represents a coefficient to account for antecedent preci- pitation conditions for major storms, I represents the rainfall intensity based on a time concentration (Tc) from the most distant point timewise, and A repre- sents the tributary drainage area. STORM DRAINAGE FACILITIES: Calculations which follow indicate that under the above criteria, a maximum storage volume of about 3030 cubic feet will be required. This volume will be contained by a triangular shaped detention pond in the Northeast corner of the lot, as shown on the drainage exhibit. An average depth of 1.5 feet will allow the required volume in the pond whose approximate dimensions and cross section are given on the calculation sheets. Discharge from the pond will be provided by a 4 inch diameter pipe draining into the natural drainage swale along the Northerly edge of the property. Drainage should be directed away from the build- ing and into swales across the parking lot and along the East side of the build- ing, towards the Northeast corner of the area. Greeley, Colorado Page 3 CONCLUSIONS: We feel that this study provides a workable solution to the storm drainage from this site and that the additional storm drainage created by the improvements on this site can be detained and discharged without adverse effect upon the surround- ing and/or downstream property. It should be recognized that storms of a greater magnitude than considered or a different combination of conditions could exist that could cause flooding and storm water quantities greater than consider- ed herein.
