Please find enclosed, a copy of the 1034 Enclave Annexation Impact Report for a parcel of ground located north
and south of 10th Street, east and west of 95th Avenue, and north and south of Highway 34 Bypass. This is a
City of Greeley initiated enclave annexation. This document fulfills the statutory requirements pursuant to
C.R.S 31-12-108.5 of filing one copy with the county within the area proposed to be annexed.
The following is the City of Greeley hearing schedule for processing the request:

The majority of land within the enclave is presently
undeveloped. A few of the properties have been
developed with single-family dwellings and a
couple of the properties have been developed with
self -serve storage units. Since the majority of the
land within the enclave is undeveloped at this time,
it is assumed that further subdivision and
development will occur in the future. At that time
proposed uses would be determined. Unable to
determine impacts on local public school system.
The property is entirely within the City of Greeley's
Long -Range Expected Growth Area (LREGA) and
complies with City of Greeley Comprehensive Plan
policies.
The proposed annexation has 100% contiguity with
existing municipal limits which meets the State of
Colorado one -sixth (16.67%) contiguity standard
regarding annexations. The subject area has been
an enclave since 2001. This meets the Colorado
Revised Statute 31-12-106 three year standard
regarding enclave annexations.
The annexation will not further extend the
municipal boundary of the City of Greeley in any
direction.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is evidence
that this site shares a common interest with the
City's future. The requirements of State statutes
and City of Greeley guidelines for annexation
appear to have been met by this requested
annexation.
