To Whom it may concern,
This letter is to verify that we have been doing the road maintenance of the road periodically about 2-3
times yearly. Our employees do the work with equipment from our company. We purchase the road
base. First we grade the road and then put in the road base to level the road. We have never
documented when the road is maintained did not realize we needed it. This last time we did take
pictures. We did contact Blade Works company to do the maintenance but they had no availability for
some time so we decided to do it ourselves again. We have always been more than willing to do any
maintenance for the road and have asked our neighbors about the option of asphalting the road but
have not had response with that option.

This matter, having come on for hearing before the
Court on December 29, 1987, the plaintiffs being represented
by Michael J. Kudla, Attorney at Law, and the defendants
being represented by William W. Hughes, Attorney at Law, and
the Court having heard the testimony of the parties, having
read the documents filed with the Court and taking notice of
the stipulations of the parties, being satisfied in the
premises does hereby enter its order and
r5 HEREBY ORDERED:
.) That the plaintiffs, Rollie Knibbs and Opal Knibbs,
Velma Post, Thomas Pidcock and Shirley Pidcock, jointly and
severally, and their successors in interest, arethe owners
of a non-exclusive right-of-way or easement for ingress and
egress and utilities over, under and across the following
described property:
"The North 50 feet of the West 660. feet of the Southwest
Quarter of Section 19, Township 3 North, Range 68 West of
the Gtr P.M., and the North 66 feet of the East 330 feet
of the West 990 feet of the said Southwest Quarter situated
in the County of Weld, State of Colorado,"
2). That said above described easement shall run with
the land and is appurtenant to the land owned by the said
grantees of the easement.
3) That Edward Grengs and Alice Grengs or their
successors in interest, their agents, employees or servants,
shall not interfere with the said grantees use of the described
easement in any manner whatsoever.
4) That the said grantees of the easement and Edward
Grengs and Alice Grengs shall jointly be responsible for the

costs of maintenance of said easement, which shall be borne
equally by the users of the easement in proportion to properties
benefitting from the easement. At the present time there
are four properties benefitting from the easement, namely
the property owned by the Grengs, the property owned by the
Kn_bbs, the property owned by the Pidcocks, and the property
owned by Post. Therefore, the costs of maintaining the
easement to be contributed shall be 25% by Grengs, 25% by
:nibbs, 25% by Pidcocks, and 25% by Post.
5) That the parties, having obtained three bids to
repair the existing easement in order to bring the roadway
to a specification of a 12 foot width and 4 inch gravel
base, shall initially employ Golden's Construction Company
in Longmont, Colorado, the lowest bidder, to perform the
necessary repairs no later than June, 1988.
6) That the initial repair costs shall be borne
equally by the grantees and the Grengs, and additionally by
Charles Larson, so that the Grengs shall pay 20% of the
costs, _(nibbs 20%, Pidcock 20%, Post 20%, and Larson 20%.
7) That at least annually thereafter Golden's Construction
Company, or any other reputable road contractor, shall
prform whatever repairs are necessary to maintain the road
in good repair and according to the specifications defined
in paragraph 5 hereof, and the costs shall be borne by the
parties in accordance with paragraph 4 hereof.
8) That Edward Grengs shall personally have the right
to grade and maintain the easement, but shall also be personally
liable for and pay .for any damage, if any, resulting from
his work as determined by the construction company maintaining
the easement.
9) That anyone using the easement shall be personally
liable and pay for any damage, if any, caused by the improper
use of the easement beyond normal wear and tear.
10) That Edward Grengs shall personally have the
priority right to maintain the grass areas in the easement,
which shall be maintained at a height of not more than 6 to
8 inches. Failing to do so shall permit the other grantees,
or their successors in interest, to cut the grass accordingly.
11) That Grengs shall remove any and all fencing posts
or other constructed obstacles that interfere with the use
or maintenance of the easement, including the present existing
barbed wire fence.
12) That the Grengs shall have the right to erect a
posted speed sign Limiting the speed on the easement to 20
miles per hour at a conspicuous place, not to interfere with

the use of the easement. The expense shall be borne by the
parties equally as provided in paragraph 4 hereof.

and upon recording the original shall be filed with the

Hi Chris,
We want to rent it to our seasonal workers whom come from Mexico from April to November they
need a place to live during the season. It will be just residential. Please let me know if I need to add
additional info.
I did contact Blade works a maintenance road company to schedule an appointment. I'll let you
know when it will be performance.

Dear Jose and Natalia,
I received your response regarding wanting to use the 2nd home on the south property as a
residence.
Could you please send me a quick summary of who you plan on renting to (if there are any
limitations).
Is it just going to be a rental for anyone (not associated with the business)? Or is it going to be a
rental for employees associated with the business?
Because the 2nd home was not included in the original notice for your case — we are going to need to
send out an updated notification to referral agencies and surrounding property owners.
Your case will not be going to the Planning Commission hearing until June (Either June 6th or June
20th).
FYI: I have received a phone call from the Marshes. They are bringing up how the access if for
residential and cannot be maintained.
I would recommend you provide an update how road maintenance works out there since the
original USR was approved.

We are in the process of applying for an extension of the USR that we have at our property at 14484
WCR 1 to include our adjacent property at 14486 WCR 1. We will be having a neighborhood meeting on

NEIGHBORDHOOD MEETING MINUTES
• We gave attending neighbors the tour of the property and explained that we are in the process
of applying for USR extension to property of 14486 WCR 1.
• Concerns about the feline cats on the property due to the wood that has been there since
previous owner had ownership. (will remove the wood as soon as weather permits and we have
the equipment to do so)
• Concerns that the property would be zoned as commercial and devaluation of properties,
explained that we are only asking for the USR not to be zoned commercial.
• Concerns about the loud music and the fireworks that were done last July 4th. (explained that
the tenant living at the property is no longer on the property. We will be more vigilant on our
tenants that will occupy the property and will give neighbors our contact information for them
to call us if they have concerns.
• Kory has concerns about the road maintenance. Jose reminded Kory Hanson that he has had
conversation with him in the past that if they wanted to put asphalt for grade he would be
willing to help out with any maintenance of the road. Kory also asked why we did not sell the
property in order to look for something further east.
• Questions about enclosing the property so neighbors would have a better view. (6' wood fence
will be put in and we will clean up the property and slowly put in landscaping to make it look
nice)
• We had positive feedback and neighbors said they had not problems with us wanting to extent
