I've reviewed the above proposal. Since the development is not adjacent to the state highway, CDOT's concerns
are with the CR 49.5/US 34 intersection. If traffic is proposed to increase by more than 20% at that intersection
as a result of this proposal, a new access permit will be required.
Also, the applicant should be made aware that the US 34 Access Control Plan shows that WCR 49.5 will be
limited to a 314 access at some point in the future. That means vehicles going southbound will not be able to
make a left turn to go eastbound. We have no time frame for that change, but they do need to be aware of it.

The Board of Education of Platte Valley School District, Weld RE -7 passed the land dedication, cash -in -lieu
policy at the March 13, 2000 meeting. This policy akidresses new developments and recorded exemptions
that would affect the district. The policy is specifically intended for land use that will create a new residence.
The district interprets that no new residences will be developed with this application. Therefore, no cash -in -
lieu payment is due at this time.
However, the district is concerned with the unknown truck traffic thatwould be created and how that would
affect our transportation department regarding our bus stops.
