The parcel contains approximately 75.62 acres and they desire to split approximately .78 acres from the parcel . Section 9-4 A. (6) of the Weld County Subdivision Regulations of Re- corded Exemption states: "That the original tract or parcel of land to be divided under this Section meets the minimum lot size require- ments established by the Weld County Zoning Resolution; variance from this requirement being allowed only upon good cause being shown to the Board of County Commis- sioners or where said tract or parcel of land lies with- in the comprehensive plan area of an existing incorpor- ated town of Weld County.
