HomeMy WebLinkAbout770806.tiff RESOLUTION RE: APPROVAL OF SITE DEVELOPMENT PLAN - LOT 8 - ALTHEN/BOYER COMMERCIAL UNIT DEVELOPMENT - SECOND FILING. WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, on the 16th day of May, 1977 , the Board of County Commissioners of Weld County, Colorado heard the application of the developers for approval of the Site Development Plan for Lot 8 of Althen/Boyer Commercial Unit Development, Second Filing, and WHEREAS , the Weld County Planning Commission, having recom- mended approval of said Site Development Plan for said Lot 8 , subject to compliance with the ten development plan standards as set forth on the Site Review Plat. NOW, THEREFORE, BE IT RESOLVED by the Board of County Com- missioners of Weld County, Colorado, that the Site Development Plan for Lot 8 of Althen/Boyer Commercial Unit Development, Second Filing, be and hereby is approved, subject to the ten separate development standards as set forth on the Site Develop- ment Plat. The above and foregoing Resolution was , on motion duly made and seconded, adopted by the following vote on the 16th day of May, A.D. , 1977. The above and foregoing Resolution was read into the record and signed on the 6th day of June, A.D. , 1977. Permitted use shall be a facility for the manufacture of rolling steel doors and storage. All permanent storage shall be housed within proposed buildings. Temporary outside storage shall be allowed only when screened to effectively enclose from view, any outside storage. 2. Total domestic and outside water usage on Lot 8 shall be limited to 1000 gal/day. 3. Access to the property shall be from the cul-de-sac as defined on the Final Plat, 2nd Filing, Lots 6-9. 4. Maximum height of buildings shall be 40 feet . 5. Minimum front setback shall be 50 feet . Side and rear setbacks shall be in compliance with Weld County Require- ments for Commercial Zoning. 6. Fencing is permitted along lot lines. 7. Signs shall be limited to one (1) per individual site. Signs shall conform with Section 4.4 of the Weld County Zoning Resolution. 8. Acceptability of sewage systems installed on Lot 8 shall be subject to the approval of the Weld County Health Depart- ment . 9. Development shall commence within one ( 1) year of the date of approval by the Board of Weld County Commissioners. 10. The recommendations of the Subsurface Rock Stability Report by Fox and Associates, Inc. dated January 4 , 1974 and addendum report dated January 22, 1974, shall be incorporated in the design and construction of any structures placed or built on Lot 8. rrrr .
