Columbia, Canada hereinafter collectively referred to as the "Grantor"') and RICHARD L. HEIN, individually
(the "Grantee"), whose address is 52,91E E. Yale Circle, Suite 103, Denver, CO 80222.
WITNESSETH, that Grantor, for the sum of Two Hundred One Thousand and No/10011' U.S. Dollars
(U.S. $201,000.00) and other good and valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, has granted, bargained, sold, and conveyed, and by these presents does grant, bargain, sell, convey,
and confirm unto the Grantee, the Grantee's heirs, devisees, personal representatives, and assigns forever, all the real
property in the County of Weld, State of Colorado, described as follows:
See Exhibit "A" attached hereto and Incorporated herein by this reference.
Subject to County Road Right -of -Way
(the "Property")
TOGETHER with all and singular the hereditaments and appurtenances thereto belonging, or in anywise
appertaining, and the reversion and reversions, remainder and remainders, rents, issues, and profits thereof; and all
the estate, right, title, interest, claim, and demand whatsoever of the Grantor, either in law or equity, of, in, and to
the above -bargained Property, with the hereditaments and appurtenances.
TO HAVE AND TO HOLD the said Property above -bargained and described with the appurtenances,
unto the Grantee, the Grantee's heirs, devisees, personal representatives, and assigns forever. And the Grantor, for
the Grantor, the Grantor's heirs, devisees, personal representatives, and assigns, does covenant and agree that
Grantor shall WARRANT AND FOREVER DEFEND the above -bargained Property in the quiet and peaceable
possession of the Grantee, the Grantee's heirs, devisees, personal representatives, and assigns, against ail and every
person or persons claiming the whole or any part thereof, by, through, or under the Grantor.
IN WITNESS WHEREOF, the Grantor has executed this Deed on the date set forth above.

demands in and to all oil, gas, natural gas, geothermal energy, and hydrocarbons, together with all surface
use; access easements; exploration; extraction; well location, drilling, operation, replacement,
recompletion, deepening, fracturing, and twinning; completion; maintenance; production; worltover; and
noise and impact mitigation rights, and all rights concerning the location of associated mineral production
and drilling equipment and facilities, such as pipeline and flow easements, pipelines, tanks, separators,
dehydrators, compressors, and all other associated mineral drilling and production equipment and
facilities, and including, but not limited to, any and all royalties, bonus amounts, delay rentals, and other
payments due and payable under any existing or future oil, gas, and/or mineral lease.
