It is the opinion of the Planning Commission that this request is in compliance with Section 6-4(A) . (1) of the Weld County Subdivision Regulations. This determination is based on the following: A. The two resulting parcels being created are in compliance with all applicable regulations. B. Drainage easements or right-of-ways reserved for drainage have not been changed. C. Street locations and street right-of-ways have not been changed. D. The plat has not been altered in any way which would adversely affect the character of the original subdivision plat. 2. The State Engineer's Office, Division of Water Resources, has indicated the water supply is adequate and no problems are foreseen with this request . The Weld County Health Department has indicated they can find no apparent conflict with local or state health regulations concerning this request . 4. The Colorado Geological Survey have no objection to the approval of this application. They have recommended that the building sites for each lot be fully investigated by a qualified engineering geologist to insure protection from possible ground subsidence prior to construction of any new residences. 5. The Boulder Valley Soil Conservation District has indicated they could find no conflicts with their interests in reviewing this request . 6. The Weld County Engineering Department has indicated that there are no engineering problems anticipated by this request . 7. The Erie Planning Commission has indicated that they have no objections to this request . 8. Vasquez and Mr. & Mrs. Valdez and make the following comments: The soils are classified as Nunn loam, 1 to 3 percent slope. This is a deep, well drained soil , moderately permeable with a high water holding capacity. It has an agricultural land use capability of Class II . The soils have severe limitations for septic tank absorption fields due to the high content of clay loam in the substratum. There is an irrigation canal that traverses the western side of the property and the maintenance easement should be recognized. In general , we can find no conflicts with our interests.
