IA Drawing No. I B Figure No. 1 Figure No. Figure No.3 Appendix I 1 SCOPE This report provides percolation test results and septic system recommendations for the proposed new residential home to be located at 5300 Kiowa Drive, Weld County, Colorado. It is our understanding that this system will service a four (4) bedroom residence, with no future expansion planned at this time. The wastewater strength is anticipated to be typical for a single family residence using standard household appliances and fixtures, SITE INVESTIGATION ATIO A field investigation, performed. on October 15, 2015, consisted of drilling one (1) profile hole to a depth of eight (8) feet and three (3) percolation holes ranging in depth from thirty-three to thirty-four (3334 ) inches. Percolation tests were performed on October 16, 2015. The Location of the Test Holes is shown on Drawing No, 1A. A Log of Borings is shown on Figure No, 2. The descriptions of the soils are based, primarily, on visual and tactual methods which are subject to interpretation. The percolation test area was established by a representative of CDS Engineering Corporation based on stakes provided by the homeowner. Distances from the referenced features were made by taping and angles were estimated. Other than the distances to setback objects indicated on the design documents, no other objects requiring setbacks from the proposed on -site wastewater treatment system (OWTS), as indicated in Tables 30-7-1 and 30-7-2 of the Weld County Regulations, have been located or observed during our exploration. SITE LOCATION AND DESCRIPTION The site is located south of Greeley, south of 37th Street, east of Arrowhead Drive, at the east end of Kiowa Drive, Weld County, Colorado. The site is in a developed rural subdivision with paved roads and utilities, and vegetation consists primarily of grasses. The building site has a gentle to moderate slope to the northeast, No rock outcrops or water wells were observed at this site. Historically, this site appears to have not been developed. A small creek and a 2 wetlands area were observed approximately 150 feet to the north. In addition, the floodplain is located 10 feet east of the proposed septic field site. Based on a site plan easements are not noted on the prone , However, we recommend title work be completed prior to construction to ensure the property is clear of easements. From information provided on the County Property Information Portal Maps, part of this property is located in a floodplain; and there are no right-of-way setbacks that would affect the proposed placement of the on -site wastewater treatment system. SUBSOILSAND GROUNDWATER CONDITIONS Based on the profile boring drilled within the proposed soil treatment area, the subsurface conditions at the site consist of si(6) feet of silty sand overlying a siltstone/claystone bedrock strata. Groundwater levels were recorded as the borings were advanced, after completion of the drilling operations and twenty-four (24) hours after the drilling operations. During our field explorations groundwater was not encountered in the profile hole. We do not anticipate the high groundwater level to be within four (4) feet of the infiltrative surface. PERCOLATION TEST RESULTS A total of three (3) percolation tests were conducted on the site, using the Standard Test Method, as described by the Weld County Health Department. Percolation test holes were presoaked on October 15, 2015, and the test was performed on October 16, 2015. The percolation exploration indicated percolation rates of 40, 24, and 40 minutes per inch with an average percolation rate of 35 minutes per inch. Based on the conditions described above, a standard absorption system should be suitable for this site; however, due to the depth ofthe bedrock, the bottom of the bed shall be no deeper than two (2) feet below original grades. 3 MM'ERTALS The materials used in construction of the on -site wastewater treatment system shall be new, durable and not subject to corrosion, such as concrete, fiberglass or plastic. All materials shall be installed per manufacturer specifications. All connections between components shall be water tight to prevent leaks and infiltration. Piping Unperforated plastic pipe used in gravity flow beds shall have a nominal diameter offour (4) inches, and a wall thickness of 0.120 inches, or greater. SDR 35 or Schedule 40 pipe could be used. The piping from the building to the septic tank, and from the tank to the field Mall have a minimum fall of 1$ -inch per foot ( inch per foot preferred). Perforated piping used in the absorption bed or trench shall have a minimum nominal diameter of three inches, and a wall thickness of 0.70 inches, or greater. .AST.ASTM D2729 sewer and drain pipe is acceptable for this application. Pipe laid in beds or trenches shall be laid level. The terminal ends of all lines shall be capped or looped with all other lines in the system., Pipe bends shall be limited to 45 degrees or sweeping 90 degree "L"s. Building sewer and effluent lines shall be buried a minimum of one (1) foot. All pipe bedding and trench compaction shall be in accordance with the manufacturer guidelines. Septic Tank Septic tanks shall meet the provisions set forth in the county on�site wastewater treatment regulations, and be constructed in accordance with ASTASTM C1227. Tanks shall be placed a minimum of five (5) feet from any dwelling or building with a permanent foundation. The tank shall have a minimum oft o (2) compartments, Tank size is based on design flow. See Drawing No. 2 for specific tank size. The tank lid shall be able to support a minimum oftwo (2) feet of soil cover. Tankmanufacturer shall provide specifications on maximum cover depth and other design features. These should be provided to the engineer prior to delivery. Access risers shall be provided for each compartment of the septic tank. Risers shall have a minimum 24 -inch diameter and extend to, or above, ground level. Riser lids shall have a secure closing mechanism to prevent unauthorized access. Tanks should be sold and delivered by the manufacturer or manufacturer's representative. 4 Distribution. Box Distribution boxes shall be placed on solid, level ground to provide uniform distribution of the effluent. The box shall be a minimum of five (5) feet from the septic tank, and be sufficient size to provide outlets for all lateral lines, otherwise additional distribution boxes may be required. Outlet lines shall consist of solid. pipe (see piping) for a minimum of five (5) feet, Access to the distribution box shall be provided by a riser, similar to that described for septic tanks. ABSORPTION FIELD The absorption field shall be placed a minimum of twenty (20) feet from occupied or habitable structures or structures with permanent foundations* The field shall be constructed in accordance with this report and the drawings provided. The infiltrative surface and distribution lines, or chambers, must be level. Trenches shall be no wider than three (3) feet; beds shall be no wider than twelve (12) feet. Evapotranspiration Absorption on beds are exempt for this requirement Beds and trenches shall be separated by six feet, of undisturbed soil. Inspection ports, accessible from the ground surface must be installed at the terminal end of each line. The inspection port tube must extend to the bottom of the infiltrative surface and not be connected to the end of the distribution pipe. Where chambers are used, the inspection ports shall be installed per the manufacturer's recommendations, at the end of each line. See Drawing No. 1B for information specific to this project. BACKFILLING FILLI ND SITE GRADING All major grading shall be accomplished before construction of the sewage disposal system. Eackfilling around septic tanks shall be accomplished before the installation of the piping, Backfill around the tank shall be in a manner to prevent settlement and avoid undue strain on the tank. Positive drainage from, and around, the bed must be provided by sloping, mounding, ditching or bermin . 5 CONCLUSIONS The system should be constructed by a licensed septic system installer, in accordance with the County On -Site Wastewater Treatment Regulations. An effluent filter could be installed in or after the septic tank and may provide a longer life for the system. Minimum dimensions and setback requirements specified by the state or county health department regulations shall be upheld. It is the contractor's/owner's responsibility to inform the engineer or health department of anything not mentioned in this report that may impact the performance of the septic system. This system is to meet all rules and regulations set forth by the County Health Department. The system is to be inspected by a representative of the County Health Department and Engineer, prior to backfilling. All future owners are to be directed to information in Appendix I (General Maintenance Recommendations) of this report. These tests are only valid for the areas tested. Additional percolation tests and soil profile information will be required if the septic system is to be constructed in a different location than covered by this exploration. The findings and recommendations of this report have been obtained in accordance with accepted engineering practices in the field of reotechnica.I Engineering. Septic tanks should be pumped as often as needed based on usage. Generally when the scum layer plus the sludge layer equals 25% of the liquid depth in the tanks, it should be pumped out. . Septic tanks and distribution boxes should be checked at least once a year for sludge accumulation which may clog the leach areaif overflow occurs, 3. The leach area should not be used for grazing, sports activities, traffic, or other activity which may compact the soils. 4. Schedule 80 pipe should be used if lines are to be placed under driveways. 5. Trees should not be planted within 10 feet of the leach area so as to prevent roots from clogging the system. 6. If trees are to be planted nearby, they shalt be located so that the leach area is not shaded. 7. Overuse of strong chemicals, which may kill the bacteria in the system and inhibit decomposition of the sewage, should be avoided. 8. Positive drainage should be maintained over and around the absorption field area to prevent pooling of water. A good portion of the property is in the floodway/floodplain. Mr. Gathman noted that there was a previous application for this tract of land in 1998 and was presented to the Utility Board. He was unable to find minutes from the Utility Board but did find minutes from the Board of County Commissioner hearing. In the minutes, the County Commissioners talked about providing a 15 foot drainage and utility easement to the back of the property as well as another 15 foot drainage and utility easement between the two lots, one by the road and another one by the cul de sac. Mr. Gathman stated that staff recommended: 1) keeping the existing platted easements for Tract A delineated on the Arrowhead Fourth Filing plat 2) delineating a 15 foot drainage and utility easement along Kiowa Drive; 3) delineating a 15 foot utility easement along that section of Pawnee Drive that doesn't presently have an easement; and 4) Delineating a 10 utility easement along Tract Al Lot 1 boundary, which is located on the southeastern portion of the site. Jerry Adams said that he was not sure where the 10 foot easement was that staff noted. Mr. Gathman said the original map did not show it; however it appears that the applicants have identified it on the proposed map. Jerry asked that the utility signature block be included on the plat according to Section 27-9-40.B so affected utilities will have a chance to see it and sign off on it. Mr. Gathman said that the standard for a new lot line is the required 10 foot on either side of that property line. He added that this property line will be running right through the floodplain area. He further added that 37th Avenue along the north side has no easement. Mr. Adams asked the Utility Board if they see any need of keeping the required 20 foot easement. Mr. Adams felt that it could be useful as an access way from Arrowhead out to 37th Avenue. The Utility Board agreed with that. Eric Wernsman, applicant's representative, asked if it could be identified as a utility/drainage easement. The Utility Board agreed with that suggestion. Mr. Adams summarized the changes by incorporating all the staff recommendations 1-4, delineate 20 foot utility and drainage easement apportioned equally between Lots 1 and 2, along the proposed lot line and add the Utility's Service Statement Block to the plat.
