Improvement 1 is a 14,909 sf storage warehouse which was built in 1972 and is considered to be in average condition for its age and use. Improvement 2 is a 1,950 sf service garage which was built in 1983 and is considered to be in average condition for its age and use. The subject is partially owner occupied and partially leased. According to CoStar, 10,051 sf was for lease in 2010 and had an asking rent of $6.00 sf NNN. Income was requested, but not supplied. Cost Approach: Based on the age of the subject (built 1972 and 1983) the Cost Approach was considered but not developed. Market Approach: The subject is valued at $60/sf for the 2014 assessment period. Warehouse sales during the data collection period of June 30, 2008 — June 30, 2012 ranged from $55-$108/sf. Selecting a value of $60/sf yields a Market Approach value of $1,011,540. $60/sf was the selected value due to the age of the buildings and the total square footage. Income Approach: Leased properties between June 30, 2008 — June 30, 2012 were going for $5-$9/sf Triple Net. Using the total square footage of 16,859 sf and a rental rate of $6.00 NNN, the annual gross income is $101,154. After deducting 5% less vacancy and 8% for management and reserve expenses, the resulting NOI is $88,409.
