There will be a Public Hearing before the Weld County Planning Commission on Tuesday, May 2, 2017
at 12:30pm. A subsequent hearing will be held on May 24, 2017 at 10:00 a.m. with the Board of County
Commissioners. Both hearings will be held in the Hearing Room, Weld County Administration Building,
1150 O Street, Greeley, Colorado, 80631.

above as Uses by Special Review as long as the Use complies with the general intent of the A
(Agricultural) Zone District and Accessory buildings with Gross Floor Area larger than four percent (4%) of
the total lot area, as detailed in Section 23-3-30 above, per building on lots in an approved or recorded
subdivision plat or lots part of a map or plan field prior to adoption of any regulations controlling

Subject: USR17-0005 Referral
Upon review of my case files and computer, I noted that Tanya Johnson has an active Zoning Violation
(ZCV16-00143). This violation was initiated due to the placement and utilization of a structure (associated
with Aristocrat Water) which exceeds the 4% Rule without first completing the necessary Weld County
Zoning Permits. This case has been forwarded to the County Attorney's Office; therefore, an investigation
fee IS required.
Due to records release laws, staff no longer tracks complainant information, but please be aware it is
staff's policy to no longer accept staff initiated complaints.
Approval of this application by the Board of County Commissioners would correct the outstanding
violations. If this application is denied, the Department of Planning Services asks that the Board forward
these cases to the County Attorney's Office for legal action through the District Court process, but to delay
that legal action for 30 (thirty) days to allow the applicant time to remove the structure from the property.
