In response to your questions - $2,500t00 is a one-time fee (it is only charged once at time of application submittal). Property taxes are assessed through the County Assessor' s office — they typically assess the portion of the property associated with a commercial business (ie the area where commercial vehicles are parked...) under a commercial designation. If you have any questions — I recommend contacting the Weld County Assessor's Office — (970) 353-3845 ext. 3650. In most instances the USR runs with the land. In some rare instances there have been provisions put in case limiting the USR to the existing property owner or lessee. Based on the #s provided with your application (traffic narrative) with the potential for two additional semis with trailers — you will have a potential maximum total of up to 5 semis with trailers, 2 tandem trucks and two bobcats? — Correct? This would only leave me short of 15, can we just say it will be up to 15 total, I don't want to cut myself short. I am working with Lynn at Heritage 7251 W. 20th Greeley, CO.she is starting a certificate of conveyances today and will email over to me a copy and mail me a hard copy on Monday 9/12/2013. The main item we need is the drainage response that Haley is requesting. I believe you dropped off something today and she will be reviewing it. In regards to the application fee — up to 15 trucks/vehicles would not be considered a USR for a Home Business. The standard Commercial/Industr1al application fee would apply: $2,500.00. ok and is this an annual charge? Will my taxes go up? How long will the USR be good for? I just want to clarify - how many vehicles (trucks, tandems...) do you intend to park on the property. We are looking at maybe 2 more trucks with trailers and replacing one of the tandems we already have. And the 5 employees indicated in your application (are those 5 outside employees? How many of those employees are family members? 4 outside employees and 1 family member. The standard for a USR for a Home Business is as follows: Are there other types of USR? HOME B 'IN S: An incidental USE to the principal permitted. USE for gainful employment of the FAMILY residing on the property, where: a. Such USE is conducted primarily within a DWELLING UNIT or ACCESSORY STRUCTURE and principally carried on by the FAMILY resident therein. b. If you decide that you guys are adding more than the 4,500 square feet of gravel, then you will need to revisit your options and see what else may apply. 1. Drainage narrative requirements with exception from detention pond. The drainage narrative must describe at the minimum: 1. Which exception is being applied for and include supporting documentation. A parcel greater than 5 gross acres in size is allowed a onetime exception for a new 2000 sq foot building or equivalent imperviousness (4500 square feet of gravel, 2000 square feet of concrete, or 1 800 square feet of asphalt) Gravel - no more than 4,500 2. Where the water originates if it flows onto the property from an offsite source - Origination is only weather (rain, snow, hail) 3. Where it flows to as it leaves the property - North west corner of the lot 4. The direction of flow across the property - North West 5.
