I have the following you submitted with your USR Questionaire:
WATER TYPICALLY DOES NOT ORIGINATE FROM OFF SITE. THE SAND MAKE UP OF THE PROPERTY
USUALLY SOAKS UP THE WATER BEFORE IT BUILDS UP ENOUGH TO FLOW. ON HEAVY RAINS WATER
FLOWS FROM THE EDGE OF THE 34 ACRE PLOT TOWARDS THE CENTER & DOWN THE EXISTING DRIVE
FROM NE TO SW STOPPING ABOUT 500 FEET SOUTH OF RESIDENTIAL BUILD BEFORE BEING SOAKED UP.
I believe that with the recent addition of the 1600 square foot areas to the out building, the site would qualify for
exception 1.a. 14. A parcel greater than 5 gross acres in size is allowed a onetime exception for a new 2,000 sq ft
building or equivalent imperviousness. Do you agree with the use of this exception? If so, I can add this email to the
application and that will satisfy the drainage requirements.

Dear Property Neighbor,
I am sending this letter to inform you of my plans regarding an existing shop on our land, and to
invite you to a Community Meeting at our property on June 24, 2017 to address any
questions/concerns you may have. I have submitted an application to Weld County in order to
continue parking three commercial vehicles (size of a UPS/FedEx delivery truck) out of view &
inside of the shop. Weld County's rule is one commercial vehicle per eighty (80) acres, which
means I need a USR (Use by Special Review) in order to continue parking the trucks for my
business inside the shop. I will not be conducting any business on the property, ONLY parking
the three trucks. The trucks typically leave the property around 7:00am and return around 6►:00-
7:00pm, Monday thru Friday via the current drive way (County Rd 49 Access).
I assure you, my wife & I have zero future plans to turn our property into any kind of
commercial business. It will stay residential/Ag other than the mandatory USR for the shop.
I will open up my property from 8:00 to 10:00 this Saturday, June 24th, should you have any
further questions or concerns.
