Wbssberg for a Recorded Exemption. The subject property is described as part of the EA of Section 24, the EA SW4 of Section 24, and part of the Si NW* of Section 24, all in T4N, R65W of the 6th P.M. , Weld County, Colorado. The location of the applicant property is 9 miles east of Gilcrest and also 6 miles south and 2 miles west of Kersey, on the NW corner of the intersection of County Roads 42 and 49. The request is to split a 10 acre parcel with existing improvements fran a parcel containing 369.62 acres. The total area is currently non-irrigated agricultural land with soil conservation capability of predaninately Classes V and VI. The pro- posal as submitted will permit the applicant to bring two separate parcels together for the purpose of locating circular pivot irrigation systens. Placing two parcels together and creation of a 10 acre parcel fran the combined parcel would not create any additional parcels fran the current situation. Also,soil capability would be inuieased, if irrigated, to predaninately Classes II, III and IV. Based on the information submitted and the policies of Weld County, the Staff recommends the request be approved for the following reasons: 1. The request canplies with the Weld County Comprehensive Plan, the Intent clause of the Zoning Resolution, and the Intent clause for Recorded Exemption in that the agricultural lands are to be developed for higher and more productive agricultural activity and the use is set in an agricultural surrounding and will therefore be compatible; WELD COUNTY COMMISSIONERS GLENN K.
