CHANGE OF ZONE/REZONING QUESTIONNAIRE:
1. How is the proposed rezoning consistent with the policies of the Weld County Code, Chapter
22? If the proposed rezoning is not consistent with the Comprehensive Plan, explain how the
proposed rezoning will correct what the applicant perceives as faulty zoning, or how the
proposed rezoning will fit with what the applicant perceives as the changing conditions in the
area.
Answer: The rezoning will bring the parcel back to it's original zoning being agriculture. This
keeps it consistent with the historical use of this land. There will be a single home built on the
land on +/- 5 acres leaving the remaining 50 acres in a productive hay crop
2. How will the uses allowed by the proposed rezoning be compatible with the surrounding land
uses? Include a description of existing land uses for all properties adjacent to the subject
property.
Answer: The surrounding land uses are primarily agriculture with single family housing.
3. Will the property use a septic system or public sewer facilities?
Answer: Septic
4. Who will provide adequate water, including fire protection, to the property?
Answer: Water will be provided by North Weld County Water District via a water tap (letter of
commitment attached with water info form) and Fire protection will be provided by the Windsor
Severance Fire District according to Mitch Nelson with Severance zoning dept.
5. Does the property have soils with moderate or severe limitations for construction? If yes, the
applicant shall submit information which demonstrates that the limitations can be overcome.

Earth Engineering Company, Inc. (EEC) personnel completed the geotechnical subsurface
exploration you requested for the proposed single-family residence to be constructed on a parcel
located north of the intersection of Weld County Roads 15 and 84 east of Fort Collins in Weld County,
Colorado. That report was sent to your attention on May 3, 2017. The purpose of this letter is to
provide a Mineral Resource Statement in accordance with Weld County Planning Department
requirements.
Based on the results of the test borings completed as outlined in the referenced Geotechnical
Subsurface Exploration Report, there do not appear to be any economically recoverable resources at
the referenced property.
We appreciate the opportunity to be of service to you on this project. If you have any questions
