WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, it has been determined by the Board of County Commissioners of Weld County, Colorado, at a public hearing held on the 13th day of September, 1978 in the Chambers of the Board of County Commissioners of Weld County, Colorado, that the division into two parcels of a certain parcel of land, as shown on the plat known as Recorded Exemption number 338, being the property of Mr. and Mrs. Fred Brewer, described as the North Half of the Northwest Quarter of Section 14, Township 2 North, Range 65 West of the 6th P.M. , Weld County, Colorado, being more particularly described as follows: ICYP A & B The North one-half of the Northwest one-quarter of Section 14, Township 2 North, Range 65 West of the 6th Principal Meridian, Weld County, Colorado, subject to the R.O.W. for County roads. The property on which the recorded exemption has been requested is described as the Ni of the NW-I of Section 14, T2N, R65W of the 6th PM, Weld County, Colorado. This property is located one mile east and 5 miles north of Hudson. The property contains approximately SO acres of class 3 and 6 irrigated soil. The request is to split the property into parcels of one acre and 79 acres. Mr. and Mrs. Brewer desire to convey the one acre parcel to one of their children at this time. Both parcels have an existing set of improvements located on them. Based upon the information submitted and the adopted policies in the County, the Department of Planning Services staff recommends the request be approved for the following reasons: 1 . The request conforms with Section 9-2 of the Weld County Sub- division Regulations (intent clause of the Recorded Exemption Procedure) , Section 3. 3 A. of the Weld County Zoning Resolu- tion (intent clause of the Agricultural Zoning District ) , and the Weld County Comprehensive Plan in that the use will be compatible with surrounding agricultural uses. Each resulting parcel does have an existing set of improvements. The request will allow agriculture and related useS to be the predominate land use.
