We did see an increase in land values throughout Weld County in the sales that occurred from 1/1/2015-6/30/2016. There was an increase in 2017 values. For 2015/2016 value we had this valued at $39.04/sf. For 2017, I increased this to $41.29/sf. Using the income provided for 2015 and using a cap rate of 7.5%, this totally supports the 2017 value. I looked at sales for the market approach and I have sales from 90,922 sf to 200,316 sf buildings that support $65-$82 per square foot. Please call me and we can discuss this at 970-400-3685.
