The proposed use of the property is primarily as a full time residence. The property also includes a 40 x 50 foot shop which was built on the property to store vehicles and equipment for Mr. Wills' drywall company, Dynamic Drywall Inc. The business provides drywall installation for new construction and remodeling projects. The property includes an area used for employee vehicles to park during operation hours. This area is enclosed with a privacy fence. 2. Operation hours for the business are Monday through Friday from 7:00 a.m. to 4:00 p.m. On occasion, the business operates on Saturday from 8:00 a.m. to 12:00 p.m. While these times are considered "operation hours," business operations are predominantly conducted off site at client locations where drywall projects are underway. Other than serving as an initial meeting location for employees in the morning and providing a place for company vehicles and equipment within the shop, the property serves a limited purpose for business operations. 3. Currently there are seven full time employees who arrive at the property at 7:00 a.m. during the work week and occasionally at 8:00 a.m. on Saturdays. 4. There is no shift work conducted at the property. 5. Dynamic Drywall, Inc.'s seven employees and its owner, Donald Wills are the only people who access the property for business purposes. Company clients or other members of the public d— enter the property to conduct business. 6. The property is not used for dairy, livestock, kennel, or other animal purposes. 7. The lot surface is approximately 1.78 acre parcel. Approximately 6,500 sq. ft. of concrete covers the entrance to both the primary residence and the workspace. In addition, a privacy fenced area for vehicle storage and employee parking is covered by recycled crushed asphalt and occupies an area of approximately 4,000 sq. feet. Engineering Questions 1. Each day it is expected that four company vehicles will each make one round trip to and from the property. Seven employee passenger vehicles will arrive at the property at beginning of the work day and depart the property at the end of the work day. One foreman truck will make 1-2 round trips to the property per day. 2. Employee traffic will arrive from Highway 257, east on 80 '/2, County Road 19, County Road 80. Company vehicle traffic will use County Road 80 east to County Road 23. 3. The distribution of travel routes from the worksite is 50% east, 50% west. 4. The highest traffic times of the day are between 7:00 and 8:00 a.m. and between 5:00 and 6:00 p.m. 5. Access to the site is off of County Road 80 at the entrance to the primary residence. 6. Gutters on the property drain all stormwater runoff. Environmental Health Questions 1. The drinking water source on the property is through North Weld County Water District. 2. The site uses a septic system. The septic permit number is SP -1500257 3. Overnight storage of company vehicles at the work space include a texture truck, prime truck, two vans, and four company work trucks. All vehicles are stored inside the enclosed shop or behind the privacy fence and are not readily visible to the public. 4. SUPPLEMENT Responses based upon 7 -Day Memo Comments: (a) We are requesting that the engineer review and evaluate the 1/2 bath in the shop as requested. (b) There is no floor drain in the shop, thus no connection to the septic. (c) There will be occasional washing of vehicles on the site once or twice per year. There is no repair of equipment anticipated onsite or the need for disposal of fluids or other items associated with such repairs. Building Questions 1. Existing structures on the property include the primary residence which is a single family house (3,800sq.ft) and a workshop (2,000 sq.ft.). 2. The only structure used for this USR is the workshop. 3. The workshop is used on the property to store vehicles and equipment for the drywall company, Dynamic Drywall Inc. A fenced in area is also used for employee vehicles to park during operation hours. The purpose of this narrative is to describe the process by which an Exception to the required detention pond design policy was determined. Donald Wills has constructed a shop building on his property at 9488 Weld County Road 80. This property has a net area of 1.61 acres; there is also a single-family residence located on the lot. This letter summarizes the calculations to show this property falls within the stormwater detention exception, in accordance with Weld County Code Section 23-12-30. F 10) which states: "Non -Urbanizing areas where the total project stormwater runoff of less than, or equal to, 10 cfs for the 1 -hour, 100 -year, storm event" The following site information is used to calculate the stormwater runoff for the proposed 1.61 acres parcel: 1. Non -Urbanizing 2. Site Acreage: 1.61 Acres 3. Composite % Imperviousness: 29.8% 4. Runoff Coefficient (C100): 0.34 5. 100 -Year 1 -Hr Precipitation Intensity: 2.80 in/hr The Site runoff estimate is calculated using the Rational Method Equation Q=CiA, as follows: Q 0.34 x2.80 in/hr. x1.61 Ac. 1.53 cfs., which is less than the exception allowed of 10 cfs.
