RE: LOT SIZE VARIANCE -- RICHARD L. NEALE and KAREN NEALE
WHEREAS, it has been determined by the Board of County
Commissioners, Weld County, Colorado, at a public hearing held
on the 30th day of August, 1976 , in the Chambers of the Board
of County Commissioners, Weld County, Colorado, that a certain
parcel of land, being the property of Richard L. Neale and Karen
Neale, Box 280, Platteville, Colorado, and more particularly
described as follows, to-wit.
The South Half (S!) of the Northeast Quarter
(NE4) of Section 15, Township 3 North, Range
66 West of the 6th P.M. , Weld County, Colorado,
being more particularly described as follows :
Beginning at the Southeast Corner (SE Cor)
of said South Half (SID of the Northeast Quarter
(NE4) of said Section 15, and considering the
East Line of Said South Half (S%) of the North-
east Quarter (NE4) as bearing South 00°05 ' 43"
East, with all other bearings contained herein
relative thereto;
Thence South 89°47 ' 37" West, 30. 00 feet to the
True Point of Beginning.
Thence continuing South 89°47 ' 37" West, 2640 . 43 feet;
Thence North 00°02 ' 52" West, 1316. 04 feet;
Thence North 89°51 ' 43" East, 2639 . 33 feet;
Thence South 00°05 ' 43" East, 1312 . 89 feet
to the True Point of Beginning.
Said described parcel of land contains 79.652 Acres,
more or less, and is subject to any rights-of-way
or other easements as recorded by instruments
of record or as now existing on said described
parcel of land, and
WHEREAS, Richard L. Neale and. Karen Neale desire to split
the hereinabove described tract of land into two parcels, and
WHEREAS, Section 9-4 A(6) of the Weld County Subdivision
Regulations requires that a lot size variance be obtained before
a Recorded Exemption is granted to the applicants, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, feels that the applicants have shown good cause for
granting a lot size variance under Section 9-4A(6) of the Weld
County Subdivision Regulations.

NOW, THEREFORE, BE IT RESOLVED that a variance from
lot size requirements be granted to Richard L. Neale and
Karen Neale for the above-described parcel of land.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 8th
day of September, A.D. , 1976.
