USR QUESTIONNAIRE
PLANNING QUESTIONS
1, The property will be used to store 3 bobcat skidsteers, 3 loft tow behind trailers and 4 pick up
trucks. We will also have hand tools, a walk behind trencher wheels barrows and boxes of stone
we use. There will be appx 8 yards of composts and 8 yards of soil at times depending on the
time of year. We are a small company of 4 employees and use this to store our equipment and
access it during season. We would like to have the permit for year round activity in case we have
n ice weather and we can work at the jobs we have. There is currently a 48ft*28ft. pole barn and
a 24ft*26ft garage that is on site but not are associated with the business. The house is
81ft*28ft and is also not associated with the business. The bathrooms will not be used by
e mployees because they will have a portable restroom
We plan to use the property as a place where our family can gather and enjoy time away from
the city. We also plan on using it for our small Landscape company Jose's Landscaping Service.
We will park our equipment and have our tools there since we cannot store these items on sites.
Our employees will also be going to the location to pick up the daily vehicles we use for work.
2. The application is consistent with the weld county code chapter 22 of the comprehensive plan
because we plan to follow the directed guidelines. Only appx 1/3 of the property will be used as
our equipment/materials yard where the remainder will keep its natural landscaped such as
native grass and areas where we have landscaped. We have installed trees, shrubs and sod to
ensure the property is attractive and is maintaining the agricultural area it currently has. We will
be using current water and sewage systems on property. We have installed a full irrigation
system to water grass and plantings on property.
3. The application is consistent with the Weld county code chapter 23 because it falls into the
Home business category,
4. There are 2 agricultural land uses, 1 landscaping company land use and another small business
surrounding our property.
5. Hours are Monday thru Saturday 8:00am-7:UUprn we leave our jobsites at 5pm and the extra 2
hours gives us extra time to return to the shop and unload. Saturdays on occasion we will work
from 8:00am-1:00pm during the summer months
6. Total employees including owner 6. We plan to remain small with the maximum number of
e mployees to be 10 in a S year period of growth

12. Existing landscaping includes of sod, native grass, rock berms and existing gravel areas. No
changes will be made to accommodate business
13. Existing 3 rail posts fence and 3 rail vynil fence. The fence has no openings and the only swing
gate is a 16ft wide gate that is the access point and entrance into the location.
14. We don't store equipment or vehicles in the current buildings. They are parked and stored
outside to the north of the buildings and I do not plan on putting a fence because I want to be
able to see them to prevent any theft
15. NA
16. Mountain view fire district
17. NA
18. Trash and recycling. We have a 6 yard dumpster that is serviced every Friday by western

ENGINEERING QUESTIONS
1. Pick up truck round trips, 4 pick ups lround trip per day each. Employees show up to work and
park there vehicles and then leave to the jobsite in our company trucks returning at the end of
the day. There is only 1 round trip top the business per day
2, Vehicles will exit property and either head west on cr10 or east depending on work site
3. 50% traffic from east,50% traffic from west
4. Highest traffic will be at 8:00am and 5:00pm
5. We will use current access entrance into property off of cr10
6. A p1 1.A.8 development of the sight does not increase the imperviousness of the site
7. Traffic control. Vehicles will enter 2091 county road 10 via cr10 through the existing 18ft wide
