Self -Storage Today
Self -storage, as we know it today, began in the early, 70'
I
Ds. It has been one of the fastest -growing sectors of the US
commercial real estate industry over the last 40 years.
► Occupancy rates are at or above 90% nationwide today (% of units
rented per facility)
About 9.5% of all American households rent a self -storage
units(about 10.85 million of the 113.3 million US HHs in 2013)

Who Uses Self Storage?
Major Reasons:
Moving
DP When transitioning t ioni ng homes, a temporary living situation may not always be spacious enough for
your belongings. A storage unit comes is a great option for storing furniture, appliances, and any
boxes too big for your home.
D- Retirement
Congratulations! But, with retirement may come downsizing. The children have moved out of the
home, yet giving away the excess furniture or goods isn't always a feasible option. Sentimental
items are not easily forgotten.
Death
►- When there is a death in the family, you have years of memorabilia to go through. Storage
becomes your best option for keeping these items until you have time to go through them.
Dfr Divorce
When going through a divorce, couples split their belongings. Self storage provides a great option
for personal items until final decisions are made.
Customer Profile
► The majority of self -storage customers are women (approx. 58%)
R Residential customers are about 75 - 80% of the clientele, while
Commercial customers are about 20-25%
D• 88% of all customers are between ages 21 and 55

Commercial Usage
1
Recently, there has been an increase in businesses utilizing storage
units.
Small businesses may not have the office space to store f\urniture,
supplies, computers, printers, and other items that that may create
an eyesore in their office.
Small businesses who are more labor intensive also find it \pseful to
use self -storage for excess equipment, inventory, and materials. This
helps to clean up their own site.
Doctors, attorneys, and accountants may need to store files and
business documents.
Even teachers need to store their materials and class supplies
IDfr
somewhere. 1,
The convenience of a close -by storage unit is an appealing factor to
these people who may need to access work items and do not have
time for the commute.

• Saturation is a metric that reflects square feet of space per person within a specified
area.
• Currently, national markets are at a saturation well above 7 - which is typically
considered to be oversaturated. We prefer to develop in underserved markets, a
saturation of 7 and below.
• The analytics i cs for this property prove that the market within 3 and 5 miles are very
underserved for the current population and the expected growth in the area.
Where is Self Storage?
The distribution of storage facilities in the U.S. are as follows:
Urban: 32%
Suburban: 52%
Rural: 16%
About 9.5% of all American households rent aself-storage unit (about 10.85

The Negatives of Self Storage
I► As Self -Storage developers since 1993, we understand the industry may look
like it has some flaws. The primary complaints we come across are:
► "Not visually appealing"
"Not involved in the community"
"Too much traffic"

Now Let's Look on the Positive Side
In order to appeal to the primary renters of self -storage
(Women!), the industry needed an upgrade!
Far gone are the days where self -storage is an eye sore. The
facilities have become modern and visually appealing in order to
fit in with all different neighborhoods and clientele.
Quality self -storage is now synonymous with well -lit, clean,
attractive storage solutions!

• As shown, the lighting or1 the
buildings do not shine ups but rather
down, so as to not disturb any homes
nearby.
Traffic Engineering
Self -storage is non -intensive traffic generator.
Within the same area of land, a residential neighborhood would generate
more traffic than a self -storage facility.
Similarly, an office commercial building would generate more than 3.5x the
trips per day than a self -storage facility.
Self -storage provides a great solution to concerns about traffic in quiet
neighborhoods.
Why Self Storage is a Perfect Use!
1► Modern self -storage buildings are no longer an eye -sore -our site is designed
to fit within the Brighton and Weld County area.
Ir The community is an important aspect of our business, we are a trusted,
clean, friendly neighborhood self -storage operator who has developed over
120 facilities across the United States.

Actually,
It was Melanie Foslein — with Northern Engineering. Kevin left Northern Engineering for new employment before the PC
hearing. We obtained an updated authorization form. I know that Melanie was at the PC hearing — I was not sure if she
was at the Board of County Commissioners hearing.
With your permission I can contact the Gallacher's and have the Gallacher's provide some additional documentation as

Esther — I agree. Given the applicants' representation that the Seltzers were merely a financial partner, I think it is
incumbent on the County to include the Gallacher brothers in the title and body of the resolution as well. Their
involvement was clearly important to Commissioner Kirkmeyer.
Chris — I'm also a bit concerned that the case was presented by Kevin Gallacher, but he is not the owner nor authorized
agent for the property. Kyle Ritchie is the authorized agent. Do you have any other information about this?

Your response to this can wait until Monday, but I'm working on the Minutes for this case and am wondering if we
should incorporate some reference to the Gallacher brothers who are actually operating the site. They were not
referenced anywhere in the application other than as an emergency contact, but for all intents and purposes, they are
who should be answerable in the event there are complaints, not the Seltzers. The way it was presented was similar to a
property owner who has an oil and gas operator leasing and operating the site. I'm wondering if there is some sort of
operating agreement that should be added to make this a "c/o" situation in the Resolution, which would address
Commissioner Kirkmeyer's concerns as to the involvement of the Seltzers being a financial partner only.
Thoughts?
