The property will be used to store 3 skid steers with attachments, 2 dump trailers, 5 utility trailers, 9 company pick-up trucks (2 of which are taken home by employees), 3 snow plows, pull behind air compressor, wheel barrels, and a portable restroom behind the shop for use as needed. There is currently a 30ft. x Soft. shop on the property which stores our mowers, edgers, and other miscellaneous landscaping tools. Our personal home, which is 29ft. x 64ft., is also located on the property. The home will not be used for employees nor will the employees be in the home for restrooms, etc. We plan to use the property to house our landscaping company, AA's Landscaping. The property will store our equipment and tools since they cannot stay on job sites. The employees will not be staying on site to work, but rather meeting at the location daily to pick up the vehicles and tools needed. 2. The application is consistent with the Weld County code chapter 22 of the comprehensive plan because we plan to follow the guidelines given. Approximately X of the property will be used for the business, housing our materials and equipment. Since the business is located behind the personal home, we have installed full irrigation, sod, bushes and shrubs, hardscape landscaping, and a concrete walkway to keep the property attractive from the road. Our water and sewage systems are only used for our personal home, not for business use. 3. The application is consistent with the Weld county code chapter 23 because it is under the home business category. 4. There are a few land uses/homes surrounding our property as well as several other home businesses. All the properties surrounding us are agriculture which use the same equipment as we do such as tractors, mowers, trucks, etc. 5. Landscaping businesses are seasonal, so our hours vary based on seasons. During peak season the hours are Monday- Saturday 7:OOam-7:Oo pm, although there might be an occasional truck that returns after 7pm but not on a consistent basis. During the winter months, our hours are 24/7 based on what snow we receive, E. During peak season the total employees, including the owner, are totaled to be around 25. We do not plan to grow much larger than we currently are, adding possibly another 5-10 employees over the next five years. 7. There is also a dump truck that comes in about 4 times a year to pick up landscape debris and haul away to landfills. 9. N/A 10. Approximately 1 acre for landscaping business with dirt/native grass. The remaining 3 acres is native landscaping and trees with sod, trees, bushes, and walkways surrounding the home. 11. We have up to 20 parking spaces available, with only 13 being used at the time. 12. Existing landscaping includes sod, native grass, rock berms, cobble, trees, mulch which are all surrounding the house. There will be no landscaping changes madeforthe business. 11 Currently in the frost of the home at CR 23 there is a barbwire fence along the road. There is also a cedar fence attached to the north side of the home, used for our dogs. There is noother fencing proposed for the property. 14. The only proposed addition to the property will be a personal use garage/pole barn completely for personal use. This garage will be used to store our personal vehicles, boat, and other personal storage items. ENGINEERING QUESTIONS: 1. Our employees come in to pick up their trucks each day. 9 trucks will be going out for one round trip per day. Employees make one trip to the site per day to park their cars. At the present time there are 13 cars which come in per day, since many of the employees ride to work together. There is only 1 round trip to the business per day. There is a tandem dump truck which makes one trip, approx. 4times a year to haul away debris, 2. Vehicles will exit the property and either head south or north on County Road 23. 3. 60% of the traffic comes and exits from the North of CR 23, and 40% of the traffic comes and exits from the south of CR 23. 4. The highest traffic volume is between 7-7:30 am for morning arrival and exit to jobs. Crews arrive back to the shop at different times, so the traffic is broken up in the evenings with employees arriving back to the shop and leaving between the hours of 5- 7pm. 5. We use the current access entrance to the property off County Road 23. 64 Our property has a natural flow, with all water flowing natural to the pasture to the east. There is no standing water. ENVIRONMENTAL HELTH QUETIONS: 1. There is no drinking water. Employees can bring their own water bottles. 2. There is an existing sewage system for the residential home, which is not used for the business, permit #SP- 1300096. Employees will use the portable restroom on site, not any restroom in the personal home. 3. Occasionally there are extra materials of rock and soil stored on site to be re -used at another site. There is approx. 15 yards of soil and 8 yards of rock at the most. It is not a continuous storage. 4. There is some debris stored on site as clean-ups are done, and then the debris is picked up and hauled away. 5. Fuel is stored in gas cans for the mowers and equipment, 8-5 gallon cans and 4-2 gallon cans. These are stored in a waterproof container outside of the shop. 6. Vehicles and equipment are not washed on site. 7. No floor drains installed because all services are done through off site mechanics and other mechanic shops. 8. No emmisions needed as we do not store those items. 9. N/A 10. N/A 11. Land use will stay as is, residential with requests to receive a USR for the landscaping business. BUILDING QUESTIONS: 1. The property houses our personal home which is approx. 1856 sq. ft. with a proposed 10,000 sq. ft. personal garage/pole barn for personal vehicles, boat, atvs, and personal storage. There is an existing 1,500 seq. ft. shop for storage of landscaping business tools and equipment 2. The 1,500 sq. ft. shop used for the business stores the mowers, edgers, and other misc. landscaping tools. 3. Residential home for personal use. Proposed personal garage/pole barn to store personal vehicles, boat, atvs, and personal storage. The business shop used to store landscaping equipment as stated above. DRAINAGE REPORT NARRATIVE: The property has always maintained the historic drainage flow. The property has a natural flow that drains all water to the back pasture and dissipates through the pasture area. Rain is the only cause for water on the property, which flows to the back. Our property does not have standing water. TRAFFIC STUDY NARRATIVE: At the present time, we have approx. 13 cars arriving in the morning since many of the employees ride to work together. Over the next 5 years, we may have an additional 5-7 cars. The cars all arrive between 7-7:30 am, but since the employees ail arrive back to the shop at various times this allows for the outgoing traffic in the evening to be broken up between 5- 7pm. There were 4 people in attendance -- JR Sagner, Pat Sagner, Kevin Duffy and Jennifer Duffy. These are neighbors right across the street. We started at 9:05am and asked if there were any concerns or questions regarding JR's Landscape business. They indicated that they did not like when JR would burn brush because of smoke. JR informed them that he would not be burning anymore. They also asked what the long-term goals were for the business as far as if there would ever be a retail portion where we sold landscape materials. JR informed them that he does not intend to ever have a retail/sales end of the business that he only intends to continue with a service business. They indicated they have no problem with the landscape business at all. They did indicate that they would like to see the speed limit slowed down on County Road 23. I agreed that the semi -trucks go pretty fast through there. I asked if they had ever had a problem with any of our trucks or employees coming in and out. They responded that they have never seen or had any problems with our trucks or employees going fast. Kevin said in fact your guys go pretty slow. We responded good. We asked if there were any other concerns and they said no. We closed the meeting at 9:24am.
