The shop will have one bathroom in the structure — we will design the system as a one bedroom structure. The site is occupied by an existing shed that will be removed and replaced with a new structure. The only vegetation on the site consists of several trees. An existing residence is located north of the site (35395 1NCR 37). Agricultural ground is located to the south and west. Weld County Road 37 borders the property to the east. Overall surface drainage is poor to the southeast. The existing residence north of the site is not listed on the Weld County website as having a septic permit number, although we believe the residence is serviced by an OWTS. We are unaware of an existing septic permit for the site or the presence of natural or cultural features at the site, A total of three percolation test borings drilled on December 1, 2016 and one soil profile test pit was excavated. The percolation borings were drilled at depths ranging from of 3 to 5 feet and the soil profile boring was drilled to a depth of 8 feet. The borings were drilled at the locations show on the Site Plan, Figure 1. Soils in the area of the proposed absorption bed consisted of sandy lean clay to a depth of 8 feet. Summary boring logs are attached with this report. Groundwater conditions were evaluated in each boring at the time of subsurface explorations, and one day after the drilling. Groundwater, or the physical features present from past high groundwater were not observed to a depth of 8 feet, The borings were located in the field by pacing from property lines and/or existing site features. Relative surface elevations at the boring locations were obtained by measurements with an engineer's level from a temporary bench mark (TBM) shown on the Site Plan. The accuracy of the boring locations and elevations should only be assumed to the level implied by the methods used to determine each. Septic Tank— Minimum = 1 Bedroom residential construction = 1,000 gallon tank. The tank will need to meet the specifications of Weld County Regulations 30-9-20. The lid of the tank must be sufficient to withstand the load created by the burial depth of soil. We are not aware of water soluble sulfate concentrations that would significantly affect a concrete septic tank. Risers must be used to provide access to the tank. 2. Infiltrators — Minimum of 18 Standard Quick 4 infiltrators in an absorption bed (3 rows wide by 6 chambers long = 18 Quick 4's for an absorption bed) 3, Distribution Box - Installed level to provide equal distribution of effluent.. Riser must be used to provide access to D-Box. 4. Backfill - Backfill - 12 inches (minimum) to 36 inches (maximum) of on-site soil. The top 4 inches shall be organic topsoil, 5. The system should maintain a minimum 1/4-inch per foot slope from the house to the septic tank. The slope of the effluent line from the tank to the absorption bed should be a minimum of 118-inch per foot. 6. Each run of infiltrators must have an inspection port at the end of the run. GENERAL NOTES 1. All construction shall be in compliance with Weld County Health Dept and State regulations. 2. Any deviation from the plan must be approved by WCHD and/or Northern Colorado Geotech prior to construction. 3. No groundwater or bedrock was encountered in the soil profile boring located at the proposed soil absorption bed. We are unaware of any limiting layers within 8 feet of the existing site grade. Accordingly, the leach field may be constructed to a depth 4 feet below finished grade, 4. All parts of the field shall be located the minimum distances from land features including 100' from any well, 50' from the on-site pond or ditch, 20' from all dwellings and 10' from all property lines. 5. The system shall be inspected by WCHD and/or Northern Colorado Geotech during critical phases of construction. 6. Positive drainage shall be provided to minimize surface runoff from entering the system. 7. The top of the field shall be seeded or sodded with low-water demand vegetation to control erosion and aid evapo-transpiration. Large trees or shrubs should not be planted within 6 feet of the field. 8. The completed leach field should not be paved or driven over at any time. 9. A licensed septic system installer should be chosen by the client. A list of licensed installers is available from WCHD. The installer should use best construction practices during all phases of the septic system construction. 10. Proper maintenance of the septic system will help lengthen effective life of the system. Excavation should be performed in such a way as to limit/eliminate traffic over the area of the absorption bed, 2. All wastewater lines shall be constructed of compatible pipe, primer, bonding agent and fittings. 3. Use Schedule 35 pipe except where piping is placed under driveways or roadways — in these locations use Schedule 40 pipe. 4. All system piping shall be bedded with select, granular material. Material may be on-site or imported material. 5. Compact soils around tank and distribution box to ensure piping will remain level and settlement will not create bellies within the piping. The original design was done as a personal shop for Corie and Paige Baessler. It was designed as a one bedroom residence; therefore, the design includes 150 gallons of effluent per day and as well as incorporating a 1,000 gallon septic tank. It is our understanding that the Baesslers are going to use their shop for a hub for their home building business. They currently have 2 full time employees (Corie Baessler and Chris Calabrese) and one part time employee (Paige Baessler). Using a designation of office workers, and assuming all three employees as full time, the anticipated design effluent would be 3 employees x 15 gallons per person per day = 45 gallons per day. We have also been told that occasional meetings with clients may occur at the office. We have been told that a maximum of 10 visitors would on-site, short term meetings. Using a calculation of 5 gallons per meeting visitor equates to 50 gallons of total effluent from the visitors. Therefore, it is our opinion that the existing system is adequately sized to handle the effluent load that the office will experience. The current owners of the property are Lynn & Leslie Fagerberg. The current service provides a 3/4" meter with Water Allocation and Plant Investment Allocation of 1 which yields 228,000 gallons per year without surcharge rates. Surcharge rates are detailed below. The District has reviewed the request from Conic Baessler of CB Signature Homes for a shop/office to be built on the property and have no conflict with this request. Water tap/service is placed on the physical property, defined by a legal description. In case of a Recorded Exemption,the water tap shall only serve the parcel that the water tap is located on. Service shall NOT cross the legal description of one parcel to serve the other parcel, unless an easement has been recorded for the water service and has been approved by the District. The District guarantees treatment and delivery of water purchased. All water that is delivered with surcharge is subject to water availability. Water purchased through the District shall be 70% delivery of an Acre-Foot of water (228,000 gallons), if the allotment for Colorado-Big Thompson (CBT) project water, which is determined by the Northern Colorado Water Conservancy District, is 50% or greater. North Weld County Water District will restrict the delivery as necessary when the CBT allotment is less than 50%. A portion of the Raw Water Fee is utilized by the District to construct storage reservoirs. The Plant Investment Fee pays for the infrastructure required to deliver 1 AFU (228,000 gallons). If usage exceeds the number of Plant Investments that were purchased, an additional Plant Investment Surcharge will be applied to your account. Plant Investments may be purchased to increase the amount of water to be delivered and avoid the Plant Investment Surcharge. Refer to table below for current Plant Investment Surcharge schedule. Water Surcharge Surcharge will be assessed when an account's year to date usage exceeds their annual allotment. Currently surcharge is $2.00 per 1,000 gallons. This fee is to recover the District's cost to obtain additional water rights for delivery. All water that is delivered with surcharge is subject to water availability. Plant Investment Surcharge When an account's year to date usage exceeds their Plant Investment Allotment(# of Equivalent Taps x 228,000 gallons), a surcharge will be assessed. The transfer of additional water will not remove this charge.
