SPECIAL WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS:
THAT, ANADARKO E&P COMPANY LP, whose address is 1099 18`1' Street, Suite
1800, Denver, Colorado, 80202 (hereinafter referred to as "Grantor"), for and in consideration of
TEN DOLLARS ($10.00) and other good and valuable consideration to Grantor paid by
MOUNTAIN VIEW FIRE RESCUE DISTRICT, whose address is 3561 N. Stagecoach Road,
Longmont, CO 80504, (hereinafter referred to as "Grantee"), the receipt and sufficiency of which
are hereby acknowledged, does hereby GRANT, BARGAIN, SELL AND CONVEY to Grantee
all of Grantor's right, title and interest in and to the following described real property in Weld
County. Colorado:
Township 1 North, Ranee 68 West, 6th P.M.
Section 3: Lot A of Recorded Exemption No. 1467-03-3 RECX17-0184 and
recorded at Reception No. 4373905, more particularly being a part of the W/2SW/4
and containing ±4 acres, more or less.
together with all improvements, appurtenances, buildings, structures and fixtures located thereon
or attached thereto, as well as all oil, gas, and other minerals, water and water rights, if any, in,
under or associated with the above -described property (hereinafter referred to as the "Property").
THIS conveyance is expressly made subject to any and all valid and subsisting
easements, exceptions, covenants, conditions, reservations, restrictions, agreements and rights of
way that burden the Property, whether or not filed of record in the real property records of Weld
County, Colorado. This conveyance is also expressly made subject to any existing oil, gas and
mineral lease on the Property and the rights of the lessee(s) thereunder.
TO HAVE AND TO HOLD the above described premises together with all and singular
the rights and appurtenances thereto in anywise belonging unto the said Grantee and Grantee's
successors and assigns forever; and Grantor does hereby bind Grantor to warrant and forever
defend all and singular, the said Property unto the said Grantee against every person whomsoever
lawfully claiming or to claim the same, or any part thereof, but only by, through and under
Grantor, but not otherwise. This warranty shall be applicable as between Grantor and Grantee
only and shall not be transferable or assignable.
GRANTOR hereby expressly excepts and reserves unto itself and its successors and
assigns, forever, (i) all rights, title and interest of Grantor in and to all oil, gas, and other
hydrocarbon substances and other minerals and mineral rights located in, on, or under the surface
of the real property conveyed hereby and (ii) any and all water and water rights, wells and well
rights, ditches and ditch rights, reservoir and reservoir right on, underlying or appurtenant to or
associated with the Property, whether non -tributary, tributary or not non -tributary, whether
decreed or un-decreed, and whether appropriated, conditional or un-appropriated, together with
all evidences of any such rights, including without limitation, any well permits, and any stock in
any ditch and water companies.
