RE: IDA INDUSTRIAL PARK - SECOND FILING AS PER SUBDIVISION
REGULATIONS REGARDING PARK FEES.
WHEREAS, pursuant to the Weld County Subdivision Reg-
ulations, Chapter 8-15 (A) (3) , before a Final Plat is approved,
subdividers may be required to dedicate, develop and/or reserve
land for parks and/or other necessary public purposes, other
than streets and utility easements, and
WHEREAS, in lieu of land, subdividers may be required
to make payment to the County of an amount equal to the
market value of such land as may be designated to be dedi-
cated or reserved in accordance with the formula contained
in Chapter 8-15 (A) (3) of the Subdivision Regulations, and
WHEREAS, L. Harlow Leeper, developer of Ida Industrial
Park - Second Filing, Weld County, Colorado, having had his
Final Plat of said subdivision approved subject to the
application of Chapter 8-15 (A) (3) , and the dedication of
certain acreage for public use or to make payment of an
amount equal to the market value of such acreage.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that L. Harlow Leeper
should pay to the County, the sum of TWO THOUSAND FIVE HUNDRED
TWENTY FOUR DOLLARS and 70/100 ($2, 524 . 70) , the same being the
established market value of the land considered necessary and
essential for public purposes.
BE IT FURTHER RESOLVED that such monies received shall be
deposited with the Weld County Treasurer in an account
specifically designated to be used for necessary public parks
and/or recreational purposes.
The above and foregoing Resolution was, on motion duly

Be it Resolved by the Weld County Planning Commission that the
Subdivision Plat Final plat
located on the following described property in Weld County ,

be recommended ( favorably ) Sociateikildbbta( to the Board of County
Commissioners for the following reasons :
1. The City of Brighton has indicated the proposed subdivision is in conformance
with the City of Brighton's Comprehensive Land Use Plan.
2. The Weld County Health Department has recommended approval.
3. The drainage plan meets the requirements of the Weld County Subdivision Regs.
4. It has been determined that the proposal is in compliance with the Section
5-4A of the Weld County Subdivision Regulations, and would not be detrimental
to the health, safety and welfare as set forth in that Section of the Subdivision
Regulation.
The Planning Commission's recd mendation of approval is conditional upon the follow-
ing items being completed prior to the advertisement for the hearing by the Board of
County Commissioner :
1. The applicant must submit a signed & notarized copy of the preliminary plat
application .

2. As requested by the City of Brighton, the plans must be amended to
show the water line in Great Western Road as a 10" line and not an
8" line now shown and another valve must be added at the junction of
N. 5th Ave. and Ida Road.
3. As requested by the County Engineer, a street plan and profile for Great
Western Road must be submitted and corrections must be made in the dollar
amounts submitted for the street base and street paving in the subdivision
improvements agreement.
4. SUBJECT TO: Grading for drainage plan will be done by the developer.
