RE: RECORDED EXEMPTION NO. 238 - KEITH MINOR and FERN MINOR.
WHEREAS, it has been determined by the Board of County
Commissioners of Weld County, Colorado, at a public meeting
held on the 29th day of November, 1976, in the Chambers of the
Board of County Commissioners of Weld County, Colorado, that a
certain parcel of land, being the property of Keith Minor and
Fern Minor, 23530 Weld Co. Rd. #59, Kersey, Colorado 80644,
being more particularly described as follows:
The South Half (S') of the Northwest Quarter
(NWQ) of Section 1, Township 4 North, Range 64
West of the 6th P.M. , Weld County, Colorado, being
more particularly described as follows :
Beginning at the West Quarter Corner (Wk Cor) of
said Section 1, and considering the West Line of
said Section 1, as bearing South 00°00 ' 00" West,
with all other bearings contained herein relative
thereto;
Thence North 89°34 ' 32" East, 2600. 44 feet;
Thence North 00°03 ' 53" West, 1320. 06 feet;
Thence South 89°31 ' 32" West, 2598. 97 feet to

from the definition of "subdivision" and "subdivided land"
pursuant to its authority under Section 30-28-101 (10) (d) ,
CRS 1973, as amended, and Section 2-1A(3) of the Weld County
Subdivision Regulations;

RE: Recorded Exemption 238
Dear Commissioners:
The attached application, plat, and related materials are
in reference to a request by Keith Minor for a recorded
exemption. The parcel of land is described as the Si of
NWi of Section 1 , T4N, R64W of the 6th P.M. , Weld County,
Colorado. Said property is located 3 miles East and 3 miles
South of Kersey. The subject property contains 78 .422 acres
of Class II irrigated soils. The request is to split the
property into parcels of 2.291 acres and 76.422 acres. The
smaller of the two parcels contains the Minor' s residence.
Mr. and Mrs. Minor stated intent is to convey the 76.422
acre parcel to their son who currently owns and farms 160
acres of contiguous land. Mr. Minor ' s son currently re-
sides on his existing 160 acre parcel and has no plans to
erect any new residence on the 76.422 acre parcel.
Based upon the information submitted and the adopted policies
in the County, the Planning Commission staff recommends that
the request be approved for the following reasons:
1. The proposed split complies with the Weld County Com-
prehensive Plan, the intent clause of the Recorded
Exemption procedure (Section 9-2 of the Weld County
Subdivision Regulations) , and the intent clause of the
Agricultural District (Section 3. 3 A of the Weld County
Zoning Resolution) insofar as it promotes agricultural
use of prime agricultural lands.
