WITNESS that the grantor for and in consideration of the sum of ONE HUNDRED TWENTY
FIVE THOUSAND AND 00/100, ($125,000.00) Dollars, the receipt and sufficiency of which
is hereby acknowledged, has granted, bargained, sold and conveyed, and by these
presents does grant, bargain, sell, convey and confirm unto the grantees, their heirs
and assigns forever, act in tenancy in common but in JOINT TENANCY, all real property,
together with improvements, if any, situate, lying and being in the County of Weld
and State of Colorado, described as follows:

portion thereof which may be included within parcel of land conveyed to the Union

TOGETHER with all and singular the hereditaments and appurtenances thereunto
belonging, or in anywise appertaining and the reversion and reversions, remainder and
remainders, rents, issues and profits thereof, and all the estate, right, title,
interest, claim and demand whatsoever of the grantor, either in law or equity, of, in
and to the above bargained pre=isas, with the hereditaments and appurtenances.
TO HAVE AND TO HOLD the said premises above bargained and described, with the
appurtenances, unto the grantees, their heirs and assigns forever. And the grantor,
for hi.manif, his heirs and personal representatives, does covenant, grant, bargain,
and agree to and with the grantees, their heirs and assigns, that at the time of the
ensealing and delivery of these presents, he is well seized of the premises above
conveyed, has good, sure, perfect, absolute and indefeasible estate of inheritance, in
law, in fee simple, and has good right, full power and lawful authority to grant.

PERSONAL REPRESENTATIVE'S DEED f/
THIS INDENTURE, made this day of !�%c,7/ , 1977,
between Florencio Martinez as Personal Representativof'the
Estate of Lee Martinez, Deceased, party of the first part, and
Anthony Martinez, of the County of Larimer, State of Colorado,
party of the second part, Witnesseth that
WHEREAS, Florencio Martinez, the duly -appointed Personal Rep-
resentative in said Estate was appointed by Letters dated Decem-
ber 3, 1975; and
WHEREAS, the Grantee is not the Personal Representative's
spouse, agent, or attorney or corporation, or trust in which the
Personal Representative has a beneficial interest, and that this
deed is not a part of a transaction which is affected by a con-
flict of interest on the part of the Personal Representative.
NOW, THEREFORE, this Indenture Witnesseth, that the said
party of the first part, in consideration of the premises, and
the further consideration of the sum of Ten Dollars and other
good and valuable consideration, to him in hand paid by the said
party of the second part, by these presents does sell and convey
unto the said party of the second part, his heirs and assigns,
all the right, title and interest and estate of the said Lee
Martinez, as if sold or conveyed by him during his lifetime,
except as to the rights to all gas, oil and minerals which are
expressly reserved to the Grantor, in and to the following
described real estate, situate, lying and being in the County
of Weld and State of Colorado, to -wit:
Lot B, GRANDVIEW HIGHLAND ESTATES,
Weld County, Colorado. EXCEPT any
portion thereof which may be in-
cluded within parcel of land con-
veyed to the Union Pacific Railroad
Company by Deed recorded October 13,
1916, in Book 414, Page 368, Weld
County Records.
TO HAVE AND TO HOLD THE SAME, with all the appurtenances
thereunto belonging, or in anywise appertaining, to the proper
use, benefit and behoove of the said party of the second part,
his heirs and assigns forever.
IN WITNESS WHEREOF, the said party of the first part, as
Personal Representative of said Estate as aforesaid, has here-
unto set his hand and seal the day and year first hereinabove
written.
