The combined area of the two annexations is roughly 7 acres, and is entirely Right of Way. This report analyzes the proposed annexations impact with the respect to the Town of Severance's and Weld County's services. Please contact me with questions or concerns. The area is surrounded by Weld County property and lies in the Development Node zoning district for the town of Severance. See map below for location. Annexation Agreement An annexation agreement has been finalized between the Town of Severance and Weld County. Municipal Services The existing municipal services structure associated with the Saddler Ridge Subdivision will remain. The maintenance of the road will be performed by the Saddler Ridge Metro District through a separate agreement. Financing Method Not applicable. School Districts Impact The annexing of Right of Way will not impact the school districts. Traffic Impacts Traffic will not be impacted as the roads will continue to function as they have for the Saddler Ridge Subdivision. Any development along WCR19 will trigger paving and other required traffic improvements. Environmental Impacts Not applicable with this annexation. No proposed development. Hello
